How we make window seats for Ratcliff
Sash windows are a feature of many older London homes. Under a sash, the seat is set below the cill so the window can still be used. Where there are working shutters, the seat must leave room for them to fold back. These details are measured when we visit your home in Ratcliff. We make window seats from moisture-resistant MDF and birch plywood, finished by spray or by hand, and the things people most often want solved are no comfortable place to sit in the light and nowhere to keep blankets, toys or books.
Most households around Ratcliff live in purpose-built flats, and in a flat, the hall, the recesses and the windows are where extra storage usually goes. Window seats are made in sections that fit the stairs, lift and doors. Boilers and fuse boards in a hall cupboard keep the access and ventilation they need.
You get the quote in writing, so you can read it at your own pace and share it with anyone else involved. It records the design, the materials and the finish we discussed.

Flats, conversions and lettings
We also make and fit furniture for landlords furnishing a let. It is made from the same moisture-resistant MDF and birch plywood as any of our work.
A lot of London’s terraced houses are now converted flats, and that often means a shared hallway and a tight turn on the stairs. We plan the size of each section around it.

Fitting day, step by step
The last stage of the day is the finish. If the furniture was spray painted in the workshop, we fill the fixing holes and touch up on site; if you chose hand painting, that can be done in the room once the furniture is fitted. The finish is always the one agreed in your quote. In a block of flats, the stairs, landings, lift and doors matter as much as the room: window seats are made in sections sized for each of them. Some older blocks have small lifts or none.
- To begin, get in touch through our contact form; a brief note on the bay or sash window is enough.
- We visit to measure up and work out how warm air from the radiator will reach the room.
- Your written quote sets out the seat, the grille, the materials and the finish.
- In our workshop the seat is built from moisture-resistant MDF and birch plywood, with the grille made to match.
- The seat is fitted with the radiator grille in place, so the heat keeps moving.
Before we arrive
- Keep pets in another room while we work
- Have your electrician move any sockets or switches beforehand
- Clear the walls of pictures and shelves
Ask for a quote
The design visit is where every quote starts. We measure the room properly, check how the walls and floors run and discuss the design with you. A quote in writing follows the visit for you to look over. To arrange the visit, tell us about the room on our contact form.

Questions from Ratcliff
My home in Ratcliff is a flat. How do you get the furniture in?
At the design visit, we measure the way in as well as the room. The furniture is made in sections that fit the stairs and lift, and put together in the room. It helps to check any building rules and your lease before fitting day.
Will parking be an issue for fitting furniture in Ratcliff?
It can be: much of inner London is covered by controlled parking zones. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. It helps to let us know about parking during the design visit, so the day can be planned around it.
Is it possible to have a window seat above a radiator?
Yes. A radiator under the window is common, and the seat is designed to work with it. The front includes a grille so the radiator keeps working. Storage above a radiator stays warm, so it suits things that don’t mind that.
What if my walls and floors are out of level?
That’s normal in older homes, and it’s what scribing is for. We scribe the edges to follow the wall and set the furniture level on adjustable feet or a plinth.
Do you move sockets or add lighting?
No. Any new wiring, sockets or lights need an electrician. We’ll design around them.
What materials do you use for window seats?
Moisture-resistant MDF and birch plywood, with a spray-painted or hand-painted finish. Next to a window, the moisture-resistant grade is a sensible choice. Your quote confirms the materials and finish.
DIY, flat-pack or bespoke
It’s worth being honest about cost: off-the-shelf furniture typically costs less up front. Bespoke makes more sense where the room is tricky, the space is valuable or you want the furniture to look built in.
Shop-bought shelves can sag over a long span. How much a shelf bends depends on its span, depth and load, and long runs need a thicker shelf, a lip along the front or a support. We design shelves with that in mind.
Before and after fitting day
New paint needs time to cure fully, so treat it gently at first. After that, a few simple habits help:
- Check whether there’s a radiator under the window
- Decide on cushion thickness before the design visit
- Let us know about parking near your home
- Decide whether you’d like a lid, drawers or both
A hand-painted finish is easy to touch up if it gets marked. It’s worth keeping a record of the paint colour. Spray-painted surfaces wipe clean with a soft, damp cloth.
Do not block the grille with cushions or things stored in front of it. A clear grille keeps the room warm and the seat at an even temperature. Things stored near a radiator stay warm, so choose what goes there with that in mind.
Window seats in Ratcliff: local notes
