Bespoke kitchens in Kennington: what you get

An island can be a good addition where there’s space for one. There needs to be enough clear floor around it to open doors and move about, and in a narrow kitchen an island can make the room harder to use. If the room is narrow, we’ll suggest other layouts. We make kitchens from moisture-resistant MDF and strong birch plywood, with a painted finish, and the things people most often want solved are spray-painted or hand-painted cabinets and a kitchen for a room that isn’t square.

Most homes around Kennington are purpose-built flats, from mansion blocks to newer developments. A mansion block kitchen may have high ceilings and uneven walls, while a newer flat is more likely to have plasterboard walls and boxed-in services. Fixings are chosen for whichever you have.

Everything we agree at the design visit goes into the written quote: the layout, what goes inside, the materials used and the finish. If you’d like to change anything, it is easier before the furniture is made.

Questions we are often asked

How do you fit bespoke kitchens in a flat in Kennington?

At the design visit, we measure the way in not just the room. Kitchens are built in our workshop in sections sized to fit that route, then assembled in your flat. If your building has rules on lift booking or working hours, or your lease needs consent for alterations, it is worth checking those early.

Can you fit furniture in a home close to Vauxhall station?

Yes, homes across Lambeth and the rest of London are within the area we cover. To get started, you can fill in our short enquiry form with a few details about the room.

Can you build an island in my kitchen?

If there’s enough room, yes. An island needs clear floor around it to open doors and move about, and we measure for it during the design visit. If the room is narrow, we will suggest other layouts.

Should I send pictures?

Yes, they help. Photos of the whole wall or room, including the floor and ceiling, give us a good idea of the space. To send them, drop us a line using the contact form.

Can you come on a Saturday?

Yes, Saturdays are possible by prior arrangement. Just mention it when you contact us.

What does a bespoke kitchen cost?

The price comes in a written quote, worked out from the measurements and the design you choose. Every kitchen is different, so we quote once we’ve measured. To arrange a visit, fill in our short enquiry form.

Flats, leases and landlords

In a flat, the route in matters as much as the room. We measure the stairs, landings, lift and doorways not just the room, so each section is sized to get through.

If your building is on a red route or a busy main road, getting the furniture from the van to the door needs planning. Red routes are run by TfL and have strict stopping rules, so let us know about it at the measuring visit.

What affects the cost of bespoke kitchens

Each piece is designed for one room, so each price is too. What affects it comes down to:

  • Parking near your home
  • The finish: spray painted or hand painted
  • Walls and floors that are out of level or out of square
  • The number of doors and drawers

No two rooms cost the same to furnish, because size, layout and finish change from job to job. Spray painting and hand painting are different processes, which affects the cost. The figure comes in your written quote after the design visit.

What we need to know

To give us a picture of the room, it helps to include:

  • What kind of home it is, and which floor the room is on
  • What the furniture needs to hold
  • Pictures of styles you like, if you have any
  • Approximate measurements of the space

We quote each job for the room it’s going into, after the design visit. Each room is different, so we quote after seeing it, when we’ve measured up and talked through the design. To arrange a visit, send us a few details through our contact form.

Practical tips

Getting the most from bespoke kitchens starts with the planning and carries on after fitting day. Here are some things worth bearing in mind:

  • Make a note of what you use every day
  • Think about how the cabinets will get in
  • Deal with damp walls first
  • Treat new paintwork gently at first

Wipe up spills and splashes promptly, especially around the sink and dishwasher. Even moisture-resistant materials last better when kept dry.

Measure the route into the kitchen along with the room itself. We make the cabinets in sections that fit through the doors and up the stairs, so let us know about any narrow spots.

Made for the room, or bought in a box?

Standard cabinets come in set widths, so the room has to fit the units. Bespoke cabinets are made to the room’s real sizes from wall to wall. In a flat, walls are often broken up by radiators, doors and sockets, so off-the-shelf widths rarely fill the gaps. Built-in pieces are sized for each stretch of wall.

Your quote is written for your room once we’ve visited and measured. Bigger pieces use more board and take longer to make and fit. After that, the number of doors and drawers, the internal fittings and the finish all play a part.

Bespoke kitchens for homes in Kennington

About 32% of the homes in the neighbourhood around Kennington went up since 2000, and about 26% before 1919, based on the Valuation Office Agency’s 2025 council tax data. It’s a good starting point, though every room is still measured, as two homes of the same age rarely match. Part of Kennington is in the Vauxhall Conservation Area, one of the conservation areas recorded by Historic England. Being in a conservation area mainly affects changes to the outside of a building, and fitted furniture inside a house doesn’t normally need planning permission. If you are unsure, check with the council before work starts. Near central London, streets tend to be narrow and busy, so the route from the van to your door is planned beforehand, especially for larger pieces.

Buckingham Palace, about 1.7 miles north-west, is one of the historic houses in the wider area. For a period home anywhere nearby, cabinets will be scribed to walls and floors that are rarely true. For an older house near Calvary Church of God in Christ, tall ceilings can take larder cupboards right up to the top. For families living near St Stephen's Church of England Primary School, a tall cupboard by the door can take school bags and coats as part of the kitchen.

Kennington is about 1 mile south of Stockwell, part of the London Borough of Lambeth. We can visit homes in Kennington on weekdays, or on a Saturday by arrangement. In Lambeth, Kennington is one of the places we cover, and the borough has 22 places on our list.

From workshop to your room

When we arrive on fitting day, we start by protecting your floors and the route from the front door to the room. The sections made in our workshop come in next, a piece at a time. How long the fitting takes depends on the kitchen’s size and how many other trades are involved, and we confirm the fitting days in your quote. Parking near blocks of flats can be limited, and loading may need planning, so details of bays, permits or a loading area help. The sections are assembled in the flat and fixed to suit the walls. Saturday fitting is possible by prior arrangement.

  1. It starts with a short note from you about the room.
  2. At the design visit we measure the kitchen and the route in, including stairs, doorways and any lift. Let us know about parking too, as a van may need a visitor permit, a paid bay or a bay suspension.
  3. A written quote follows, covering the cabinets, materials and finish.
  4. In our workshop we build the kitchen from moisture-resistant MDF and birch plywood, in pieces that suit the route in.
  5. The cabinets are fitted in your home with a spray-painted or hand-painted finish; plumbing, gas and electrics are for your plumber, an engineer on the Gas Safe Register and your electrician.

Before fitting day

  • Keep pets in another room while we work
  • Empty the space we will be working in
  • Book any lift and let the concierge or building manager know
