Fitted wardrobes in Sydenham
Some bedrooms suit wardrobes that wrap around the bed, with cupboards each side and a run of storage above the headboard. Others work around a window, with a dressing table or seat in between. We plan the layout so the room still feels open. Typical reasons to get in touch are dusty space on top of the wardrobe and condensation behind a wardrobe on an outside wall; the furniture is made from moisture-resistant MDF and birch plywood, finished by spray or by hand.
Older bedrooms bring bowed walls and high ceilings, newer ones stud walls and lower ceilings. A home in Sydenham might be either, or neither. We scribe, level and fix to suit whichever you have. Ceiling height sets how tall the furniture can go.
The quote comes in writing, so you can read it at your own pace. It records the design, the materials and the finish we discussed.

Bedrooms in Sydenham: local notes
The biggest shares of homes in the area around Sydenham were built before 1919 (about 40%) and between 1945 and 1972 (about 28%), on the Valuation Office Agency’s council tax figures for 2025. Knowing roughly when a home was built helps, because walls and fixings change from one era to the next. The Sydenham Thorpes Conservation Area is close by, within about a quarter of a mile of the centre of Sydenham. Conservation area rules mainly cover the outside of buildings, so fitted furniture inside a house does not normally need planning permission. Your council can advise if you’re unsure. More than a third of the homes in the area around Sydenham (about 40%) were built before 1919, on the Valuation Office Agency’s council tax figures for 2025. Bedrooms in houses of that age often have a chimney breast and alcoves, which suit wardrobes built to their widths.
For a family home near Kirkdale School, fitted wardrobes in a child’s room can be planned so the inside layout changes as they grow. If your home is as old as some of the listed buildings nearby, such as Church of St Bartholomew, original features like shutters, panelling and fireplaces are worth designing around. If your own home is listed, check with the council before fixing into original features.

Tips worth knowing
Most of what helps is simple. Here’s what we suggest:
- Check how much space there is in front for doors to open
- Check your lease before fixing furniture to walls in a leasehold flat
- Think about where you will keep shoes, bags and folded clothes
- Let us know about any damp you’ve seen on bedroom walls
If you have sliding doors, keep the bottom track clear of dust and fluff to keep them running smoothly. Clear anything that falls into it.
Don’t overload a single rail or shelf. Rails and shelves are planned for normal use, so tell us at the design visit if you need to store something heavy.
What affects the cost of fitted wardrobes
The price reflects the time and materials the job needs. The main factors are:
- Doors and drawers, and how many
- Whether you choose a spray or hand-painted finish
- How easy it is to get the furniture into the room
- Parking near your home
In London, parking can affect the price. Much of London is covered by controlled parking zones, so we may need a visitor permit, a paid bay or a suspended bay near your home. Tell us about parking at the measuring visit.
Helping us understand the room
What helps most when you first contact us:
- How you want to use the space
- Anything in the way, like radiators, sockets, switches, a boiler or meters
- Rough measurements, even if they’re only to the nearest few centimetres
- Pictures of styles you like, if you have any
To make a start, tell us about the room on our contact form and let us know which room you have in mind and what you want the furniture to do. From there, we arrange a design visit to measure up and talk through your ideas, and send you a quote in writing afterwards.
What we don’t do
We design, make and fit the furniture. That means:
- Any wiring or new sockets (your electrician handles those)
- The loft conversion itself, which is building work under Building Regulations
- Removing walls, chimney breasts or any structural work

Questions from Sydenham
Will a conservation area stop me having fitted wardrobes fitted in Sydenham?
Not normally. Conservation area controls are mostly concerned with the outside of buildings, so fitted furniture inside a house does not normally need planning permission. Listed buildings are different, as works inside that affect their character can require listed building consent from the council. The council’s planning or conservation team can tell you if in doubt.
Will parking be an issue for fitting furniture in Sydenham?
It can be, as controlled parking zones cover much of inner London. A van may need a visitor permit, a paid bay or a parking bay suspension, which the council arranges, often with notice. It helps to let us know about parking at the design visit, so the day can be planned around it.
Can a fitted wardrobe go against a cold wall?
Yes. Wardrobes on outside walls are designed with ventilation behind and inside, using moisture-resistant MDF. If there is damp on the wall already, it should be sorted first.
Where is the furniture made?
It’s built in our workshop, to the sizes taken during the design visit. Then we bring it to your home and fit it.
Does someone need to be home during the fitting?
We need access, so someone has to let us in. After that, you do not need to stay in the room, but it helps to be around at the end.
How long does it take to fit wardrobes?
It depends on the length of the run, the doors and what goes inside, and the fitting days are set out in your quote. The making happens in our workshop before we come to fit them.

How fitting day works
At the end, we tidy up and take up the floor coverings. Before we go, we look over the finished furniture with you and explain how to look after the paint. How long the fitting takes depends on the length of the run, the doors and what goes inside, and we confirm the fitting days in your quote. It helps to clear the room and the route in before fitting day, including anything on the walls near the work. Floors and doorways are protected before anything comes in. Then the sections come in and are joined in place.
- It starts when you tell us about the room, the floor it is on and the wardrobes you want.
- At the design visit we plan the wardrobes with you and check the route in, including any lift or tight stair turn.
- You receive a written quote for the wardrobes.
- In our workshop the wardrobes are built in sections from moisture-resistant MDF and birch plywood, so each piece fits through the doors and round the landings.
- We carry the sections up, join them in the room and scribe them to the walls and ceiling.
How to prepare
- Empty the space we will be working in
- Take anything hanging off the wall we’re fitting to
- Book any lift and let the concierge or building manager know
Starting with a design visit

Advice
The problems fitted wardrobes solve
Some bedrooms are hard to furnish. Slopes, chimney breasts, low windows and doors in tricky spots leave standard wardrobes with nowhere to go. Fitted wardrobes are shaped around them.
If any of these sound familiar, it is worth getting in touch:
- Bedroom alcoves that could hold clothes
- No space in front for doors to swing
- Gaps above and around standalone wardrobes
- Too little room for clothes
For a flat near Sydenham station, each piece is planned so it can be carried up and joined together in the room.
What to check before you book
- Do they scribe the furniture to the walls?
- Which parts of the job need an electrician or a plumber
- How the doors are hung and adjusted
- Can you see real work of theirs?
