Built-in bookshelves in Ealing

If a radiator sits where you’d like shelves, it is worth planning carefully. The heat needs somewhere to go, so any shelving over or around a radiator is planned with a gap or an open front. Some people prefer to keep the shelves clear of the radiator altogether. If your home has shelves that suit a period room and somewhere to keep toys and books tidy, built-in bookshelves made from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted can solve it.

Older houses tend to come with picture rails, tall skirtings and cornices, and they set the lines that built-in bookshelves have to meet. A large share of the housing around Ealing went up before 1919, so those details are worth looking at closely during the design visit. The top line can stop at the rail or run on to the cornice, depending on the room.

We write quotes in plain English, without jargon. They say what will be made, what it’s made from and how it will be finished.

Built-in living-room furniture in Ealing

About 56% of the homes in the area around Ealing went up before 1919, and about 19% since 2000, on the Valuation Office Agency’s council tax figures for 2025. Knowing roughly when a home was built helps, because walls and fixings change from one era to the next. The National Heritage List has 32 entries within half a mile of the centre of Ealing. Older homes nearby may have original joinery, shutters or panelling worth keeping, and built-in bookshelves can be designed to work around them. More than half of the homes in the neighbourhood around Ealing (about 56%) were built before 1919, going by the Valuation Office Agency’s 2025 council tax figures. Alcoves either side of a chimney breast and tall ceilings make older houses natural homes for built-in shelving.

Pitzhanger Manor, about 0.1 miles east, is one of the historic houses in the wider area. If your own home is a period one, picture rails and cornices give built-in bookshelves a line to finish at. For an older house near St Saviour's Church, walls that bow and floors that slope are why built-in bookshelves are scribed to fit rather than pushed into place.

Why people ask for built-in bookshelves in Ealing

New owners of older houses often want shelving that suits the house. The alcoves beside a chimney breast are an obvious home for shelving.

If any of these sound familiar, it’s worth getting in touch:

  • Storage for children’s books and games
  • Bookcases that lean or wobble
  • A room lined with books
  • Space for art books and records

If you live in a flat close to Ealing Broadway station, built-in bookshelves are made in sections sized for the stairs, landings and lift, so measuring the route matters as much as measuring the room.

Before you choose who makes it

  • Do they scribe the furniture to the walls?
  • Whether the quote says what the furniture is made from
  • Whether they can show you real projects they’ve done
  • Where they’ll park and unload

Our checklist for choosing a carpenter

Is bespoke worth it?

A row of standard bookcases rarely fills a wall, and on a wall that is not straight the gaps show. Ours are scribed to the walls and can run up to the ceiling. Off-the-shelf furniture is made for flat walls and level floors, which older houses rarely have, so you end up with gaps, wobbles and units that don’t meet the skirting. Fitted furniture is scribed to the wall instead.

Because every job is different, the cost is set out in a written quote after the visit. The price depends mainly on the size of the piece, how many doors and drawers it has and what goes inside.

How it is made

Birch plywood

Shelf sag depends on span, depth and load. Birch plywood is stiff, which helps long shelves stay flat.

Shelves

You can have fixed shelves, adjustable ones or both. Fixed shelves brace the bookcase, while adjustable ones let you change the spacing.

What affects the cost of built-in bookshelves

What it costs comes down to the materials and the time involved. The main factors are:

  • Stairs, lifts and the route to the room
  • What goes inside: rails, shelves, drawers and dividers
  • The width and height of the space
  • How many doors and drawers there are

The finish affects the cost: spray painting is done in the workshop, while hand painting can be done on site. Your choice, along with the size and the fittings, is reflected in the written quote.

Helping us understand the room

Ahead of the design visit, we will usually ask about:

  • Pictures of the whole wall or room, including the floor and ceiling
  • Radiators, sockets, pipes or meters on or near the wall
  • Your postcode and the borough
  • What the furniture needs to hold

The quote is built from the design visit. We take full measurements, see how true the walls and floors are and work through the design together. Afterwards, we send a written quote for you to look over. To book one, drop us a line using the contact form.

Questions from Ealing

Is Ealing in the area you cover for built-in bookshelves?

Yes, Ealing is within the area we cover, which takes in all of London. We start with a design visit to measure the room and talk through what you need, and then we send a quote.

How do you fit built-in bookshelves in a flat in Ealing?

At the design visit, we measure the way in not just the room. The furniture is made in sections that fit the stairs and lift, and put together in the room. It helps to check any building rules and your lease before fitting day.

Is an outside wall a problem for fitted furniture?

It needs a little planning: leaving ventilation behind and inside helps stop condensation. Damp treatment isn’t something we do, so any damp needs sorting first.

Do I need permission in a conservation area?

Not normally. Fitted furniture inside a house does not normally need planning permission, even in a conservation area. If the building is listed, works affecting its character can need listed building consent.

How long are you in the house for fitting?

The fitting depends on how much shelving there is and how many cupboards sit below it, and the fitting days are set out in your quote. The bookcase is built in our workshop first, so the time in your home is mostly fitting and finishing.

Can I send photos before the visit?

Yes. They give us a feel for the space before we visit. It helps to show radiators, sockets and anything else on the wall.

What happens on fitting day

Getting everything level comes first. Where the floor slopes, we bring the furniture up to level on adjustable feet or a plinth, which keeps the lines straight. Only then is it fixed to the wall, with fixings chosen to suit brick, lath and plaster or plasterboard. On fitting day, edges are trimmed on site to follow the walls, so a clear area to work in near the room helps. We keep dust down and tidy as we go. Hand painting, if that’s your finish, can follow the fitting.

  1. To begin, message us from the contact page; a brief note on the books and objects you want on show is plenty.
  2. We visit to measure, check how the wall is built and plan the spans, because long shelves under heavy books need a thicker shelf, a lip or a support.
  3. Your written quote sets out the shelving and the finish.
  4. In our workshop we make the shelves from birch plywood or moisture-resistant MDF, sized for the span and the load.
  5. We fit it in your home with fixings that suit the wall, and a hand-painted finish, if you chose one, follows on site.

Before we arrive

  • Leave a clear route from the front door to the room
  • Take down pictures, mirrors and shelves from the wall
  • Check the building’s rules for trades and lift bookings
