Fitted wardrobes for homes in St Johns

Wardrobes can be built around a bed, with cupboards each side and a run of storage above the headboard. In other rooms, the units sit either side of a window, sometimes with a dressing table or a window seat between them. The layout is planned so the room doesn’t feel boxed in. Typical reasons to get in touch are damp or musty clothes against an external wall and not enough hanging space; the furniture is made from moisture-resistant MDF and birch plywood, finished by spray or by hand.

Where housing is mixed, as in much of London, bedrooms range from box rooms to large rooms with bays and sloping ceilings. Fitted furniture can suit each, sized and laid out for the room. Every wall in St Johns homes is measured on site, because none is assumed to be square.

Where other trades are needed, for example an electrician to move a socket, we point that out. The quote itself covers our work, from the design to the materials and finish.

What affects the cost of fitted wardrobes

Every room is different, so every job is quoted on its own. This is what makes the difference:

  • Spray painting or hand painting
  • Parking and unloading on your street
  • How square the room is
  • How easy it is to get the furniture into the room

How it is painted is part of the price: spray painting is done in the workshop, while hand painting can be done on site. The written quote reflects your choice, along with the size and fittings.

What to send when you contact us

What helps most when you first contact us:

  • What kind of home it is, and which floor the room is on
  • Examples of the look you are after
  • What you’d like to store or use the space for
  • Rough sizes, even if they’re only to the nearest few centimetres

If you already have something in mind, tell us; if you don’t, that is fine, and we can work it out together. At the design visit, we measure up and talk the design through with you, and the written quote then sets it out. To start, send us a few details through our contact form.

Tips worth knowing

A little care keeps the finish looking good. These practical tips help:

  • Count how much long hanging and short hanging you need
  • Think about where you’ll keep shoes, bags and folded clothes
  • Check the route into your flat, not just the room
  • Measure the gap between the wardrobe wall and the bed

Hang clothes evenly along each rail instead of crowding one section. Very heavy coats sit best on a shorter rail.

Make sure vents at the top or bottom of the wardrobe are not blocked, especially where the wardrobe meets an outside wall. Look out for a musty smell or spots on clothes.

Bedrooms in St Johns: local notes

The biggest shares of homes in the streets around St Johns were built before 1919 (about 36%) and since 2000 (about 32%), according to Valuation Office Agency council tax figures (2025). The age of a home tells us a lot about its walls, floors and ceilings, and so about how fitted wardrobes are fixed and fitted. Near the centre of St Johns, Historic England’s list includes Church of the Ascension (Grade II*), about 0.6 miles east, and Church of St John (Grade II), less than half a mile south-west. For a listed home, changes inside that alter its character can require listed building consent from the council, for example removing or fixing into original panelling. Ask the council’s conservation officer before anything is fixed. Flats in converted or shared houses account for about 20% of households in the streets around St Johns, in the ONS Census 2021 figures. Conversions often leave rooms in unusual shapes, with partition walls, boxed-in pipes and chimney breasts in odd places, and the way in often goes up shared stairs. If your flat is leasehold, check your lease before anything is fixed to the walls.

For a family home near Ashmead Primary School, hanging rails set low at first can be raised later, as children get taller. Close to Brookmill Park? Morning light matters, so tall pieces go where they will not shade the window. The wider area includes historic houses like Queen's House, about 1.1 miles north-east. If your own home is a period one, tall ceilings give fitted wardrobes room to reach the cornice.

Questions from St Johns

Do I need permission for fitted furniture in a conservation area?

Not normally. Conservation area controls are mostly concerned with the outside of buildings, so fitted furniture inside a house does not normally need planning permission. Listed buildings are different, as works inside that affect their character can require listed building consent from the council. The council’s planning or conservation team can tell you if in doubt.

Is parking a problem for fitting in St Johns?

It can be, as controlled parking zones cover much of inner London. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. It helps to let us know about parking during the design visit, and we’ll plan around it.

Do I get to choose the colour?

You choose it. We agree the colour with you, and it is set out in the quote.

Can fitted wardrobes go either side of the bed?

Yes. Storage around a bed makes good use of a wall that is often wasted, with wardrobes at the sides and cupboards overhead. We measure the bed and the room at the design visit.

Can a fitted wardrobe go against a cold wall?

Yes. Wardrobes on outside walls are designed with ventilation behind and inside, using moisture-resistant MDF. If there is damp on the wall already, it should be sorted first.

How long are you in the house for fitting?

The time the fitting takes depends on the length of the run, the doors and what goes inside, and we confirm the fitting days in your quote. We will explain what fitting day involves before we start.

Boards, parts and paint

Plinths and scribe strips

The plinth lifts the wardrobe and hides an uneven floor. Its height can be set to match the skirting.

Hand-painted finish

A hand-painted finish suits wardrobes in a period room. The colour is agreed with you, and it’s easy to refresh in future.

Why bespoke in St Johns?

Walls and floors in older homes are seldom straight or level. A standalone wardrobe can lean, rock or show tapering gaps. We set fitted wardrobes level and scribe them to the walls and ceiling. Off-the-shelf furniture comes in set sizes, and real rooms rarely match them, so it leaves gaps at the ends and empty space above. Built-in pieces fill the space they’re made for.

Parking is part of the price picture in London. Much of London is covered by controlled parking zones, so we may need a visitor permit, a paid bay or a suspended bay near your home. Tell us about parking at the design visit, so it can be planned.

How fitting day works

The last stage of the day is the finish. If the furniture was spray painted in the workshop, we fill the fixing holes and touch up on site; if you chose hand painting, that can be done in the room once the furniture is fitted. Either way, the finish is the one set out in your quote. Whatever the age of your home, the furniture is fitted to the walls you have, scribed where walls bow and levelled where floors slope. Spray-painted pieces arrive finished; hand-painted ones can be finished on site.

  1. You contact us with a few details about the room and the wardrobes you’d like, with a rough idea of what you need to hang and fold.
  2. At the design visit, we measure the room, check the walls, floor and ceiling and plan the doors and inside with you.
  3. You receive a quote setting out the design and the paint finish.
  4. We build the wardrobes in our workshop, in sections sized to get into your home.
  5. Fitting day: the wardrobes go in, are levelled and scribed, and the doors are hung. The rails, shelves and drawers go in last.

Preparing the room

  • Clear the area where the furniture is going
  • Get any new sockets or wiring done by your electrician before fitting day
  • Let us know if your street is in a controlled parking zone
