Fitted wardrobes in Lower Clapton: local notes

In the streets around Lower Clapton, the largest groups of homes date from before 1919 (about 37%) and between 1945 and 1972 (about 21%), according to Valuation Office Agency council tax figures (2025). Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. Entries on the National Heritage List near the centre of Lower Clapton include United Reformed Church (Grade II*), less than half a mile west, and Sutton House (Grade II*), under half a mile south-west. If you live in a listed building, fixing into or taking out original features like panelling can require listed building consent. An early word with the council’s conservation officer is the best first step. About 58% of households in the streets around Lower Clapton live in purpose-built flats, going by Census 2021 figures from the ONS. In a block, each section is sized to get up the stairs or into the lift and through the door. Many blocks have rules on lift booking and working hours, so check with the managing agent before fitting day.

For a flat near Homerton station, check any building rules on lifts and working hours early, and the sections will be sized for the way in. For families living near Rushmore Primary School, a mix of drawers and shelves copes with school uniform as well as everything else. If you live near Millfields Park, keeping fitted wardrobes off the window wall keeps the room bright.

How we make fitted wardrobes for Lower Clapton

Loft conversions, common in London terraces, often leave sloping ceilings. We can shape a wardrobe to follow the ceiling line, keeping long hanging where there’s height and drawers or shelves lower down. Space that is hard to use otherwise becomes useful storage. We make fitted wardrobes from birch ply and moisture-resistant MDF, painted by hand or sprayed, and the usual reasons to get in touch are a sloping ceiling that’s hard to use and several odd pieces where one run of storage would do.

Most households around Lower Clapton live in purpose-built flats, and in a flat, bedrooms rarely have space to spare. Fitted furniture can be planned floor to ceiling, so storage goes up rather than out. Each piece is made in sections sized for the stairs, lift and doors, and assembled once it’s inside.

A written quote is the clearest record of what we have agreed. It describes the fitted wardrobe we have designed for the room, its materials and its finish, and the workshop works from it.

Could you do it yourself?

What you pay for with bespoke is mainly the fit: edges scribed to the wall, a level base on a sloping floor and a neat line where the furniture meets the ceiling. Off-the-shelf furniture can’t usually do that in an older room.

Standard units come in set widths and heights, so there is usually a gap left over at the top or at one end. Fitted furniture is made to the room’s measurements, so it can run to the ceiling and fill the width.

Materials and finishes

Hanging rails

We keep the top rail at a height you can reach. Shelves above the rails hold things used less often.

Hand-painted finish

A hand-painted finish often suits wardrobes in older houses. You choose the colour.

Questions we are often asked

I live in a flat in Lower Clapton. How will the furniture get up the stairs?

At the design visit, we measure the way in not just the room. Fitted wardrobes are built in our workshop in sections sized to fit that route, then assembled in your flat. It is useful to check any building rules and your lease before fitting day.

Can you make fitted wardrobes for a home in Lower Clapton?

Yes, we work across Hackney, Lower Clapton included, and across the rest of London. To get started, you can drop us a line using the contact form with some details.

Can you fit wardrobes under a sloping ceiling?

Yes. The wardrobe is shaped to the ceiling line, keeping hanging space at the tall end and drawers or shelves lower down. It turns tricky space into storage.

Which is better for fitted wardrobes, hinged or sliding doors?

That depends on how much space there is in front of the wardrobe. If a bed or a door is close, sliding doors can make more sense, and in a roomier space hinged doors give easier access. We look at it with you when we measure.

Does fitted furniture need planning permission?

Not normally. Fitted furniture inside a house does not normally need planning permission, even in a conservation area. If the building is listed, works affecting its character can require listed building consent.

Will a sloping floor cause problems for fitted wardrobes?

Uneven floors are normal in older homes. We set fitted wardrobes level on a plinth or adjustable feet and the doors line up.

Pricing fitted wardrobes in Lower Clapton

To work out the quote, we look at:

  • Walls and floors that are out of level or out of square
  • The overall size of the piece
  • Parking and unloading on your street
  • Whether you choose a spray or hand-painted finish

Every room is priced on its own, because size, layout and finish change from job to job. Spray painting and hand painting are different processes, which affects the cost. The figure comes in your written quote after the design visit.

What we need to know

What helps most when you first contact us:

  • The type of home and how the room is reached
  • Anything in the way, such as radiators, sockets, switches, a boiler or meters
  • Where you live, with the postcode
  • Examples of the look you’re after

Every piece is quoted for your room after the design visit. Because every room is different, the quote comes after the design visit, when we have measured up and talked through the design. For a quote, drop us a line using the contact form.

From workshop to your room

Once the main sections are fixed in place, any doors go on and any drawers or lids are fitted. We adjust each one so the gaps line up and it closes cleanly, and then we check it all again. The time the fitting takes depends on the size of the wardrobes and the number of doors, and we confirm the fitting days in your quote. In a block without a lift, every section goes up the stairs, so it is sized to be manageable. The stair turns and landings set the limit. Once inside, the sections are joined and fixed.

  1. You describe the bedroom and the storage you need.
  2. We come to measure and talk through hanging heights, doors and drawers, with your clothes in mind.
  3. We put the design, materials and finish into a quote in writing. It lists what’s inside each wardrobe as well as the doors.
  4. Once you are happy, the wardrobes are made in our workshop from moisture-resistant MDF and birch plywood, ready for spraying or for hand painting on site.
  5. We bring them to your home and fit them in place.

Before fitting day

  • Mention any parking restrictions on your street
  • Arrange any electrical changes with your electrician beforehand
  • Keep pets out of the room and the hallway

Ask for a quote

The quote is built from the design visit. We take full measurements, see how true the walls and floors are and work through the design together. A written quote follows the visit for you to look over. To arrange the visit, send us a few details through our contact form.

Advice

Before and after fitting day

Looking after painted furniture is simple. These habits help most:

  • Have sockets moved before the wardrobes go in
  • Let us know about the lift and stairs in your block
  • Check your lease before fixing furniture to walls in a leasehold flat
  • Think about where you will keep shoes, bags and folded clothes

Doors can settle a little once the wardrobes are filled. Most hinges can be adjusted to bring a door back in line.

Close doors gently and do not let them swing into furniture. It keeps hinges and runners in adjustment longer.
