Fitted Home Offices in Manor House

Thinking about fitted home offices in Manor House? It starts with a design visit to measure and talk through ideas, then a quote in writing.

  • A corner too odd for a standard desk
  • Shelving that bows under the load
  • Paperwork and files with nowhere to go

What it costs

The price reflects the time and materials the job needs. That depends on:

  • The finish: spray painted or hand painted
  • Access to the room, such as stairs, lifts and narrow halls
  • Hanging rails, shelves, drawers and other fittings inside
  • Doors and drawers, and how many

In London, parking can affect the price. The boroughs run controlled parking zones across much of the city, so a van may need a visitor permit, a paid bay or a bay suspension. It helps to talk about parking at the design visit.

What to send when you contact us

There’s no need for exact sizes or plans. It is enough to send:

  • What kind of home it is, and which floor the room is on
  • Pictures showing the full wall, from floor to ceiling
  • Anything in the way, like radiators, sockets, switches, a boiler or meters
  • Examples of the look you are after

If you already have something in mind, tell us; if not, we can work it out together at the visit. At the design visit, we measure up and talk the design through with you, and the written quote that follows sets it out. To start, get in touch through our contact form.

Fitted home offices in Manor House

Planning the cables early is what keeps a home office tidy. We design routes through the desk and units for chargers, screens and printers. If you need new sockets, they’re for your electrician, and we plan the furniture around them. Talking it through during the design visit in Manor House saves trouble later. If your home has an alcove or landing that could take a desk and flimsy shelves that won’t take the weight, home offices made from moisture-resistant MDF and birch plywood, finished by spray or by hand can solve it.

In an older house, sockets may be few and in awkward places, so the desk is planned around where they are, with routes for cables built in. Any new sockets are for your electrician, ideally before fitting day. Since a large share of homes around Manor House date from before 1919, it’s a common thing to plan for.

If the job needs another trade, like an electrician or a plumber, we’ll tell you, so it can be arranged before fitting day. Our quote covers the carpentry: the design, the materials and the finish.

Questions we’re often asked

Will parking be an issue for fitting furniture in Manor House?

It can be: much of inner London is covered by controlled parking zones. A van may need a visitor’s permit, a paid parking bay or a bay suspension, which the council arranges, often with notice. It’s useful to tell us about parking during the design visit, so the day can be planned around it.

Does a conservation area in or near Manor House affect fitted furniture?

Normally not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. If your home is listed, internal works that affect its character can require listed building consent, so check with the council first. The council’s planning or conservation team can tell you if in doubt.

What if the stairs or lift are small?

We plan the route in at the measuring visit. The stairs, landings, any lift and the doorways are measured, and each section is made to a size that will get through.

What if the wall is cold or damp?

It can be done with some care: ventilation behind and inside the furniture helps avoid condensation and mould. We don’t treat damp, so any damp should be sorted before fitting day.

What if my walls and floors are out of level?

It is something we deal with all the time. We trim the edges to follow the wall and level the base, so it sits tight to the room.

How is the furniture painted?

There are two options: a spray finish from the workshop, which is smooth and even, or hand painting, which can be done in your home. Your quote sets out which you have chosen.

Honest limits

We are carpenters, so some jobs belong to other trades. It’s useful to know these before you plan the job:

  • Installing IT equipment or broadband
  • Electrical work for the office, which your electrician carries out
  • Making good the walls, which is for a plasterer or decorator

If you are not sure what’s possible in your room, you can message us from the contact page and we’ll give you a straight answer. Our process from visit to fitting.

Materials and parts

  • Birch plywood
  • Cable routes
  • Hand-painted finish
  • Built-in desks
  • Filing drawers
  • Spray-painted finish
  • Moisture-resistant MDF

Before and after fitting day

None of this takes much effort. What we’d suggest:

  • Think about the space you need to push back
  • Tell us about every device that needs a home
  • Consider doors to hide work at the end of the day
  • Note the position of sockets in the room

Small marks on a hand-painted finish can be touched in. It is worth keeping a record of the paint colour. If anything is not right with the furniture, tell us about the room on our contact form and we will talk it through.

Use a mat or coasters on the desk for hot drinks. Mop up spills quickly. A mat protects the area you use most.

How fitting works for fitted home offices

Period rooms often have skirting boards, picture rails, cornices or coving for the furniture to meet. We cut and scribe the furniture around them on site, so it looks as though it was always there. How long the fitting takes depends on how much desk, shelving and storage you want, and your quote sets out the fitting days. Scribing is done on site, which means some cutting in the room or close by, so a clear area to work in near the room helps. Dust is kept down and cleared up as we go. Hand painting, if that’s your finish, can follow the fitting.

  1. You contact us about a home office in a spare room, alcove, landing or under the eaves.
  2. At the design visit we measure up and plan a desk and storage that follow the shape of the room.
  3. Your written quote sets out the design, materials and finish.
  4. Everything is built in our workshop from moisture-resistant MDF and birch plywood.
  5. We fit the office in your home, trimming the edges to follow the walls and ceiling.
  6. The finish is either sprayed in our workshop or hand-painted once everything is in.

Preparing the room

  • Let us know about parking near your home
  • Tell us about any meters, fuse boards or boilers in the area
  • Take anything hanging off the wall we’re fitting to

Advice

Home working in Manor House: local notes

The biggest shares of homes in the neighbourhood around Manor House were built before 1919 (about 54%) and since 2000 (about 18%), based on the Valuation Office Agency’s 2025 council tax data. We take that into account at the design visit, since older and newer walls take different fixings. The Stoke Newington Resvrs, Filter Beds and New River Conservation Area is close by, within about a quarter of a mile of the centre of Manor House. The controls in a conservation area are mostly about the outside of buildings, so furniture fitted inside a house does not normally need planning permission. Your council can advise if you are unsure. Parking on many inner London streets is controlled, with zones run by each borough. In Manor House, a van will typically need a visitor permit, a paid bay or a suspended bay, and the council arranges suspensions, often with notice. We ask about parking at the measuring visit, so the van can be planned for.

Close to Chestnuts Park? A desk placed to make the most of daylight makes a big difference to a working day. If you live in a flat close to Harringay Green Lanes station, check any building rules on lifts and working hours early, and the sections will be sized for the way in. If you live in a period home close to Church of St Olave, an alcove beside the chimney breast is often just right for a built-in desk.

Manor House is in the London Borough of Hackney, about 3 miles south of Shoreditch. Wherever you are in Manor House, it works the same way: we visit and measure, send a quote in writing, make the furniture in our workshop and fit it. We list Manor House among 20 places we cover in Hackney.

Flats, leases and landlords

Mansion blocks and purpose-built blocks often have house rules about lifts, entry systems and when trades can come in. Let us know about them at the design visit.

A lot of London’s terraced houses are now converted flats, which often brings a shared hall and tight turns on the stairs. We plan the size of each section around it.
