Questions from Rotherhithe

Can you make fitted home offices for a home in Rotherhithe?

Yes. We cover all of Southwark and the rest of London, and Rotherhithe is part of that. The first step is a design visit, where we measure and talk through the design, followed by a quote.

Will parking be an issue for fitting furniture in Rotherhithe?

It can be, as controlled parking zones cover much of inner London. A van may need a visitor’s permit, a paid parking bay or a bay suspension, which the council arranges, often with notice. It’s useful to tell us about parking at the design visit.

What does a built-in desk cost?

The price comes in a written quote, worked out from the measurements and the design you choose. A simple desk with shelves involves less work than a full wall of cupboards and drawers. Everything is set out in a written quote after the visit.

Do I need planning permission for fitted furniture?

Not usually. Conservation areas mostly control changes to the outside, and fitted furniture inside a house doesn’t normally need planning permission. In a listed building, check with the council’s conservation officer before any work.

Do you work on Saturdays?

Yes, Saturdays are possible by arrangement. Let us know when you first get in touch.

Can a home office double as a guest room?

In many rooms, yes. The desk, shelving and storage can be designed to leave room for a bed, or with doors that close over the desk. A fold-down wall bed can also be built into the design.

Fitted home offices in Rotherhithe

Light matters in a home office. A screen facing a window can be hard to read, and a window behind you can cause glare. We will suggest where the desk should go to make the most of daylight without glare. We look at it early during the design visit in Rotherhithe. We make home offices from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted, and the things people most often want solved are an awkward space with no furniture that fits and flimsy shelves that won’t take the weight.

A large number of homes around Rotherhithe date from 2000 onwards, and in London many homes of that age are flats in newer developments. Newer homes often have sockets in useful places, and the desk can be designed around them. New wiring is a job for your electrician.

Everything we agree at the design visit goes into the written quote: the layout, what goes inside, the materials used and the finish. If you’d like to change anything, it is easier before the furniture is made.

Fitted home offices in Rotherhithe: local notes

Homes built since 2000 make up about 39% of the housing in the neighbourhood around Rotherhithe, with about 34% built between 1973 and 1999, going by the Valuation Office Agency’s 2025 council tax figures. Knowing roughly when a home was built helps, because walls and fixings change from one era to the next. Near the centre of Rotherhithe, Historic England’s list includes Church of St Mary Rotherhithe (Grade II*), about 0.5 miles west, and The Finnish Church (Grade II), under half a mile west. If your own home is listed, internal works that affect its character, like fixing into or removing original joinery, can require listed building consent. It is worth speaking to the council’s conservation officer before the design is final. Purpose-built flats are home to about 74% of households in the neighbourhood around Rotherhithe, in the ONS Census 2021 figures. In a block, each section is sized to get up the stairs or into the lift and through the door. Building management rules on lifts, deliveries and working hours are worth checking early.

If your home is one of the older houses near Holy Trinity Church, a small back bedroom can become a home office with a desk under the window. If you live near Russia Dock Woodland, a desk facing a window makes the most of the daylight. Living in a block of flats near Canada Water station? Then home offices are made in sections sized for the stairs, landings and lift, so measuring the route matters as much as measuring the room.

What happens on fitting day

However carefully a piece is made in the workshop, it still has to meet the room, and fitting day is where that happens. Walls in older homes are rarely flat or square, so we scribe the edges by hand to follow the wall, until the line is tight. How long the fitting itself takes depends on the size of the room and the design, and the fitting days are agreed in your quote. Before fixing into a stud wall, we check for pipes and cables, with heavier pieces tied into the studs. Any new sockets or plumbing are for your electrician or plumber, ideally before fitting day.

  1. You get in touch with some details about the room.
  2. We visit to measure and talk about the equipment you use.
  3. A quote in writing follows, with the fitting days agreed.
  4. We make the desk, shelves and cupboards in our workshop, from moisture-resistant MDF and birch plywood.
  5. The office is fitted and set level, ready for your first day at the desk, with the cable routes left open.

Before fitting day

  • Empty the space we’ll be working in
  • Leave a clear route from the front door to the room
  • Tell us about parking near your home

Bespoke or off-the-shelf?

If you’re handy, a simple shelf or a standard wardrobe in a square room is a reasonable DIY job. It gets harder with sloping ceilings, out-of-level floors and lath-and-plaster walls, where scribing and fixings that suit the wall are important.

Long shelves are where off-the-shelf often struggles. How much a shelf bends depends on its span, depth and load, and long runs need a thicker shelf, a lip along the front or a support. That is something we plan for in the design.

Why bespoke in Rotherhithe?

Ready-made office furniture comes in set sizes for straight walls. In an awkward space, standard pieces leave gaps. A fitted home office is designed for the room and scribed to the walls. It costs more than flat-pack furniture, and what you get is an office that fits. In a newer flat, big flat-pack units can be hard to get into the lift or through the door, whereas fitted furniture is made in sections that fit. The sections are joined and fixed once inside.

Every piece is quoted for your room after the design visit. A larger piece means more material and more time, so size is the starting point. Doors, drawers, internal fittings and the finish make up most of the rest.

What fitted home offices cannot fix

Damp treatment and building work are for other specialists, so these points are worth knowing:

  • Knocking through or opening up rooms
  • Turning an unconverted loft into a room
  • Plastering and decorating around the office

Flats, leases and landlords

Landlords furnishing a let use fitted furniture too. It is made from the same moisture-resistant MDF and birch plywood as any of our work, finished by spray or by hand.

If your flat is leasehold, check your lease before fixing furniture to the walls. A lease can require consent from the building owner for alterations. We cannot give advice on leases, so check it yourself or ask your managing agent.
