Need loft storage in Balham?

How it is made

Birch plywood

Birch plywood is made in layers, which makes it strong and stable. We use it for carcasses, shelves and drawer boxes, and its edge can be left visible or painted.

Moisture-resistant MDF

We use moisture-resistant MDF because it’s stable and gives a smooth surface for paint. It is used for the doors, fronts and side panels, where the finish is most on show.

Loft storage for homes in Balham

The space behind the knee wall normally has insulation and ventilation to think about. We design the storage so it does not block airflow or crush insulation. If you have concerns about what’s behind the eaves, ask the people who did the conversion. When we visit in Balham, we will see what’s there. We make eaves cupboards from moisture-resistant MDF and birch plywood, finished by spray or by hand, and people most often get in touch about ready-made wardrobes too big for the stairs and unused space in a dormer.

Ceilings and floors in homes built before 1919 are rarely level, and a large share of homes around Balham are that old. Eaves cupboards are scribed to the walls and levelled on site so doors, lids and drawers run true. Original skirting and mouldings are met neatly, and the paint colour is agreed with you.

A written quote follows the design visit. It sets out the design we’ve talked through, the materials and the finish.

FAQs: loft storage in Balham

I live near Balham station. Is that in your area?

Yes, homes across Wandsworth and the rest of London are within the area we cover. To get started, you can message us from the contact page with a few details about the room, and tell us about parking and access at the same time.

My house in Balham is Victorian. Can you deal with uneven walls?

Yes. Walls in older houses are rarely flat or square, and floors are often out of level, so each piece is scribed to follow the wall and set level on a plinth or adjustable feet. Skirting, picture rails and cornices are met neatly or cut around. Fixings are chosen for the wall, whether solid brick or lath and plaster.

Does fitted furniture need planning permission?

Usually not. Inside a house, fitted furniture doesn’t normally need planning permission. Listed buildings can need listed building consent for works that affect their character, so check with the council first.

How long will the loft storage fitting take?

How long fitting takes depends on how much storage you want in the loft, and the fitting days are agreed in your quote. The storage is made at our workshop first, so the time in your home is spent fitting. We keep the route up to the loft as clear as possible.

What are your eaves cupboards made from?

The storage is made from moisture-resistant MDF and birch plywood. The carcasses and drawer boxes are birch plywood, which is strong and holds screws well, and MDF takes paint well for the doors and panels. The finish is spray-painted or hand-painted.

What if the wall is cold or damp?

It can be done with some care: leaving ventilation behind and inside helps stop condensation. We don’t treat damp, so any damp should be sorted before fitting day.

From workshop to your room

Getting everything level comes first. Floors are often out of level, so adjustable feet or a plinth take up the difference. Only then is it fixed to the wall, with fixings chosen to suit brick, lath and plaster or plasterboard. In a period home, the furniture is fitted to walls that are not straight, so there’s some trimming and adjusting on site. Floors are protected, and dust is kept down as far as possible. It is useful to tell us about parking at the measuring visit, as terraced streets are often busy.

  1. You get in touch and tell us about the loft and the stairs up to it.
  2. We visit to measure the loft and the way up, including the top flight and any tight turn. Let us know about parking too, as a van often needs a permit or a paid bay.
  3. A quote in writing follows, covering the design, materials and finish.
  4. We build the storage in our workshop from moisture-resistant MDF and birch plywood, sized to get up to the loft.
  5. The sections go up the stairs, are assembled under the eaves and set level.

Preparing the room

  • Clear the hallway and stairs so the sections can come through
  • Point out meters, boilers and fuse boards near the furniture
  • Mention any parking restrictions on your street

Getting a quote

The quote is built from the design visit. We take full measurements, see how true the walls and floors are and work through the design together. Afterwards, we send a quote in writing for you to look over. To arrange the visit, tell us about the room on our contact form.

Flat-pack or bespoke?

Cost matters, and it is fair to say so: flat-pack is usually cheaper to buy. Bespoke makes more sense where the room is awkward, the space is valuable or you want the furniture to look built in.

The real difference is in the fit: edges scribed to the wall, a level base on a sloping floor and a neat line where the furniture meets the ceiling. In an older room, standard units rarely manage that.

Bespoke loft storage or ready-made?

With ready-made furniture, the colour is the maker’s choice. Ours is spray-painted or hand-painted in a colour agreed with you, so it can match the walls and the woodwork. The two recesses beside a chimney breast are seldom an identical size, which means a matching pair of ready-made units seldom fits both. Each side can be made to its own size.

What goes inside matters as much as the outside: rails, shelves, drawers and dividers all add work. We will talk through what you need inside at the design visit.

Why us?

What affects the cost of loft storage

The price for your room depends on:

  • The finish: spray painted or hand painted
  • Doors and drawers, and how many
  • Stairs, lifts and the route to the room
  • The overall size of the piece

In London, parking can affect the price. The boroughs run controlled parking zones across much of the city, so a van may need a visitor permit, a paid bay or a bay suspension. It helps to talk about parking during the design visit, so we can plan for it.

What to send when you get in touch

These details help when you contact us:

  • Examples of the look you are after
  • Where you live, with the postcode
  • Pictures showing the full wall, from floor to ceiling
  • Anything in the way, like radiators, sockets, switches, a boiler or meters

We quote once we have seen the room. We measure the space, check the walls and floors and discuss what you’d like, then send a written quote. Your quote is written for your room once we’ve visited and measured. To arrange a visit, drop us a line using the contact form.

Storage in Balham homes: local notes

In the area around Balham, the largest groups of homes date from before 1919 (about 64%) and between 1919 and 1939 (about 9%), in the VOA’s 2025 council tax stock figures. That matters for eaves cupboards, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. The National Heritage List records 9 entries within half a mile of the centre of Balham. Being near listed buildings does not make a home listed, and you can check any address on Historic England’s list. The share of homes built before 1919 around Balham, about 64%, is well above the figure for Wandsworth as a whole, about 44%, according to Valuation Office Agency council tax figures (2025). That makes period details like uneven walls, alcoves and picture rails more likely to shape the design.

If your home is as old as some of the listed buildings nearby, like Church of St Mary, original features like shutters, panelling and fireplaces are worth designing around. If your own home is listed, check with the council before fixing into original features. If your children go to Ravenstone Primary School or a school nearby, a place for each person’s coat and shoes stops the hallway filling up. For a flat near Balham station, eaves cupboards are made in sections sized for the stairs, landings and lift, so measuring the route matters as much as measuring the room.
