Caring for painted furniture
A little care keeps the finish looking good, whether it was spray painted or hand painted. Here are our suggestions:
- Tell us about parking and access at the measuring visit
- List every box, console and speaker that needs a home
- Note the screen size you have or plan to buy
- Check each box’s guidance on ventilation and clearances
After setting up, check that the boxes aren’t getting too warm. Don’t block the gaps and openings left for air with cables or clutter.
Keep heavy speakers and amplifiers on lower shelves, with the weight spread across shelves.
TV and media units in Lissenden Gardens
If the TV is wall-mounted, we plan the panels and shelves around the bracket position. If the TV stands on the unit instead, the top is sized and positioned for it, with the cables kept out of sight. We make TV and media units from moisture-resistant MDF and birch plywood, finished by spray or by hand, and people most often get in touch about leads that show from every angle and alcoves either side of the chimney breast going to waste.
Older houses tend to come with picture rails, tall skirtings and cornices, and TV and media units need to meet those lines neatly. A large share of the housing around Lissenden Gardens went up before 1919, so those details are worth looking at closely during the design visit. The top of the furniture can stop at the picture rail or carry on to the cornice, whichever suits the room.
Everything we agree at the measuring visit goes into the written quote: the layout, what goes inside, the materials used and the finish. If something isn’t quite right, tell us before anything is made.

Common questions about TV and media units
Is parking a problem for fitting in Lissenden Gardens?
It can be: much of inner London is covered by controlled parking zones. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. It’s useful to tell us about parking at the design visit.
My home in Lissenden Gardens is a period house with walls that are not straight. Is that a problem?
Yes, that is normal in older houses: each piece is scribed to the wall and levelled at the base. We also work around skirting boards, picture rails and cornices. Older walls can be solid brick or lath and plaster, and the fixings are chosen to suit.
Is the furniture spray painted or hand painted?
You can choose between two finishes: by spray or by hand. Spray painting gives a smooth, even finish, and hand painting is easy to touch up.
Do I need planning permission for fitted furniture?
Not normally. Fitted furniture inside a house doesn’t normally need planning permission, even in a conservation area. Listed buildings can need listed building consent for works that affect their character.
Can a TV unit hold speakers?
Speakers work best in open spaces rather than behind doors. A shelf under the TV suits a soundbar. Bring the sizes to the design visit.
What happens when you come to measure?
We take full measurements, look at the walls and floors and work through the design together. We will also ask about access and parking, and afterwards we send a written quote.
Living-room storage in Lissenden Gardens
In the neighbourhood around Lissenden Gardens, the largest groups of homes date from before 1919 (about 49%) and between 1973 and 1999 (about 18%), according to Valuation Office Agency council tax figures (2025). For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. Lissenden Gardens is partly covered by the Dartmouth Park Conservation Area, one of the conservation areas recorded by Historic England. Conservation area rules mainly cover the outside of buildings, so fitted furniture inside a house does not normally need planning permission. If you are unsure, check with the council before work starts. Purpose-built flats are home to about 50% of households in the neighbourhood around Lissenden Gardens, based on Census 2021. For a flat, TV and media units are made in sections sized for the stairs, the lift and the doors. Many blocks have rules on lift booking and working hours, so check with the managing agent before fitting day.
Keats House, about 0.8 miles west, is one of the historic houses in the wider area. For a period home anywhere nearby, picture rails and cornices give TV and media units a line to finish at. If you live near Parliament Hill, TV and media units can be arranged to keep the window and the light clear.

The problems TV and media units solve
Some want the TV to sit better in a period room. Building it into the alcoves or around the chimney breast makes it part of the room.
Requests we hear often include:
- Cables trailing across the wall
- Boxes with no ventilation
- Equipment with nowhere proper to go
- Clutter around the TV
For an older house near Highgate Road Chapel, the alcoves beside a chimney breast are the natural place for TV and media units.
Before you hire any carpenter

- Have they measured the stairs, lift and doorways?
Fitting day, step by step
Every fitting follows the same order: we protect the floors, bring the sections in, set them level, scribe them to the walls, fix them and finish them. Then the room is tidied and we look over the work with you. How long the fitting takes depends on the size of the unit and the cable routes planned into it, and we confirm the fitting days in your quote. On fitting day in an older house, the main job is scribing to walls and levelling on floors that slope, so there is some trimming and adjusting on site. Floors are protected, and dust is kept down as far as possible. Parking can be tight on terraced streets, so tell us about permits and bays at the measuring visit.
- You get in touch about a built-in TV unit, and where the sockets are now.
- At the design visit, we measure the wall and plan the screen space, cable routes and ventilation with you. Any new sockets are a job for your electrician.
- You receive a quote setting out the layout and the paint finish.
- The unit is made in our workshop, with cable routes and vents built in.
- Fitting day: the unit goes in, is levelled and scribed, and the cable routes are left clear. A hand-painted finish is done on site, if you chose one.
Before fitting day
- Check the building’s rules for trades and lift bookings
- Mention any parking restrictions on your street
- Clear the hallway and stairs so the sections can come through
Starting with a design visit
It helps to see the room before we come. Pictures of the whole wall, the corners and the ceiling line tell us a lot about the space, along with rough measurements. To send them over, drop us a line using the contact form, and we’ll arrange a design visit.

Could you do it yourself?
The real difference is in the fit: edges scribed to the wall, a level base on a sloping floor and a neat line where the furniture meets the ceiling. Off-the-shelf furniture cannot typically do that in an older room.
Standard units come in set widths and heights, so there is often a strip of wasted space at the side or above. Fitted furniture is made to the room’s measurements, so it can run to the ceiling and fill the width.
Flats, leases and landlords
In conversions and newer blocks, many internal walls are timber or metal stud with plasterboard. Fixings are chosen to suit whatever the wall is made of, which we check at the design visit.
If your flat is leasehold, check your lease before fixing furniture to the walls. A lease can require consent from the building owner for alterations, which is worth sorting early. We can’t advise on your lease, so check it yourself or ask your managing agent.
