DIY, flat-pack or bespoke

Long shelves are where off-the-shelf often struggles. Span, depth and the weight on it decide whether a shelf sags, so a long run needs a thicker shelf, a stiffening lip or a support. That is something we plan for in the design.

Flat-pack and off-the-shelf furniture has its place. In a room with square walls and standard sizes, it can work well.

Walk-in wardrobes in St James's

Beyond the hanging, drawers, shelves and shoe storage do a lot of the work. Shelves suit folded clothes and bags, smaller things go in drawers and shoes can have racks or shelves of their own. A dressing table with a mirror can be built in where there’s space. We make walk-in wardrobes from moisture-resistant MDF and birch plywood, finished by spray or by hand, and the things people most often want solved are the right mix of long and short hanging and room for a growing wardrobe.

A large share of the homes around St James's were built before 1919, and in a Victorian or Edwardian bedroom, the chimney breast and its alcoves often shape the room. Fitted storage can sit in the alcoves or span the wall, chimney breast and all. Walls and floors in older houses are rarely true, so the pieces are scribed to the wall and levelled at the base.

Everything we agree at the design visit goes into the written quote: the layout, what goes inside, the materials used and the finish. If something isn’t quite right, tell us before anything is made.

What it costs

Several things affect the price:

  • How big the furniture is
  • How easy it is to get the furniture into the room
  • The internal fittings
  • The finish: spray painted or hand painted

The inside of the furniture affects the price as well: rails, shelves, drawers and dividers all add work. We’ll talk through what you need inside during the design visit, and the quote follows.

Helping us understand the room

To give us a picture of the room, it helps to include:

  • How you want to use the space
  • Radiators, sockets, pipes or meters on or near the wall
  • Photos of the whole wall or room, including the floor and ceiling
  • The type of home and how the room is reached

The design visit is where every quote starts. We take full measurements, see how true the walls and floors are and work through the design together. Afterwards, we send a written quote, so you can take your time with it. To arrange the visit, message us from the contact page.

Honest limits

Our work is the furniture itself: designing it, making it in our workshop and fitting it. In practice, that means:

  • Electrical work in the room
  • Curing damp in the walls
  • Plastering, decorating or flooring

Not sure whether your space suits walk-in wardrobes? You can send us a few details through our contact form and we will tell you before you arrange a visit. How a job runs, step by step.

Fitting day, step by step

There isn’t much for you to do on fitting day. We need someone to let us in at the start, and it is useful to have the room cleared beforehand, as we will have talked about at the measuring visit. After that, it’s over to us: the floors are covered, the sections come in and the fitting begins. The time the fitting takes depends on the size of the room and the design, and the fitting days are agreed in your quote. Scribing is done on site, which means some cutting in the room or close by, so a clear area to work in near the room helps. Dust is kept down and cleared up as we go. Where the finish is hand-painted, it can be done after the pieces are in.

  1. You get in touch with a few details about the room. A line on how you will use the room helps.
  2. The design visit covers measuring and the layout inside, planned around the way you get dressed.
  3. You receive a quote in writing, setting out the design, materials and finish.
  4. Everything is made at our workshop.
  5. The walk-in wardrobe is fitted in your home. Each unit is set level and scribed to the walls.

Before we arrive

  • Clear the hallway and stairs so the sections can come through
  • Empty the space we’ll be working in
  • Get any new sockets or wiring done by your electrician before fitting day

Bedroom storage in St James's

About 54% of the homes in the neighbourhood around St James's went up before 1919, and about 24% since 2000, on the Valuation Office Agency’s council tax figures for 2025. We take that into account at the measuring visit, since older and newer walls take different fixings. St James's is partly covered by the Regent Street Conservation Area, one of the conservation areas recorded by Historic England. Conservation area rules mainly cover the outside of buildings, so fitted furniture inside a house does not normally need planning permission. Your council can advise if you are unsure. Streets close to central London are often narrow and busy, with loading bays in short supply, so the route from the van to your door is planned beforehand.

Marlborough House, about 0.3 miles south-west, is one of the historic houses in the wider area. For a period home anywhere nearby, tall ceilings give walk-in wardrobes room to reach the cornice. If your home is one of the older houses near St James’s Church, solid external walls can be cold, so ventilation behind walk-in wardrobes is part of the design. Near listed buildings like The Haymarket Theatre (theatre Royal), under half a mile east of the centre of St James's, older homes may keep original joinery that walk-in wardrobes can be designed around. For a listed home, fixing into original features can need listed building consent.

St James's is about 1 mile north-west of City of Westminster, in the City of Westminster. We can visit homes in St James's on weekdays, or on a Saturday by arrangement. St James's is one of the places in Westminster where we make walk-in wardrobes.

Every home in W1F, W1D and W1J is within our area for walk-in wardrobes. If your home is on a street like Duck Lane, Bruton Lane and Bridle Lane, or close by, we can visit to measure up for walk-in wardrobes. St James's is near the A4 and A400, so if your home is on a main road, mention it when you get in touch. We also cover Chinatown (1 mile north), Charing Cross (1 mile east), Soho (1 mile north), West End (1 mile north-east) and Burlington Estate (1 mile west). Across the rest of Westminster, our area takes in Paddington Green (2 miles north-west), Paddington (2 miles west), Lisson Grove (2 miles north-west), Westbourne (3 miles west), Little Venice (2 miles west) and Westbourne Green (3 miles west). St James's is one of the larger places we cover in Westminster.

Common questions about walk-in wardrobes

Can you make walk-in wardrobes for a home in St James's?

Yes, St James's is within the area we cover, which takes in all of Westminster and the rest of London. The first step is a design visit, where we measure and talk through the design, followed by a quote.

How do you fit walk-in wardrobes in a flat in St James's?

At the design visit, we measure the way in as well as the room. The furniture is made in sections that fit the stairs and lift, and put together in the room. If your building has rules on lift booking or working hours, or your lease needs consent for alterations, it’s worth checking those early.

Do I need to be at home on fitting day?

We need someone to let us in. It is good to have someone there at the end to look over the work with us.

Do I need planning permission for fitted furniture?

Not normally. Conservation area controls are largely about how buildings look from outside, and furniture inside a house doesn’t normally need it. In a listed building, check with the council’s conservation officer before any work.

How much does a walk-in wardrobe cost?

The price comes in a written quote, worked out from the measurements and the design you choose. The size of the room, the layout and the finish all make a difference. For a design visit, fill in our short enquiry form.

Does a walk-in wardrobe need air flow?

Yes. Air needs to circulate around stored clothes, particularly against a cooler external wall. We allow for ventilation in the design.
