Bedrooms in Kennington: local notes

In the streets around Kennington, the largest groups of homes date from the years since 2000 (about 32%) and before 1919 (about 26%), in the VOA’s 2025 council tax stock figures. It’s a good starting point, though every room is still measured, as two homes of the same age rarely match. Within a mile of the centre of Kennington, 24 conservation areas are recorded by Historic England. England has around 10,000 in all, and their controls are mainly about the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. About 32% of homes around Kennington were built since 2000, well above the figure for Lambeth as a whole, about 17%, on the Valuation Office Agency’s council tax figures for 2025. That makes plasterboard stud walls and compact rooms more likely, which shapes the fixings and sizes.

Buckingham Palace, about 1.7 miles north-west, is one of the historic houses in the wider area. For a period home anywhere nearby, a bedroom chimney breast and its alcoves often shape where walk-in wardrobes go. Living in a block of flats near Vauxhall station? Then the route in is measured not just the room, and the sections are sized to fit it. If you live near Vauxhall Park, walk-in wardrobes are normally planned on the walls away from the window, so the light and the view stay.

About our walk-in wardrobes in Kennington

A walk-in wardrobe needs air moving through it, particularly on an external wall, which can be colder than internal walls. Moving air helps keep clothes fresh and stops damp building up, so we allow for it in the design. Most enquiries start with the right mix of long and short hanging and proper shoe storage; the furniture is made from moisture-resistant MDF and strong birch plywood, with a painted finish.

Purpose-built flats are home to most households around Kennington, so bedroom space is often tight and every wall counts. Taking fitted furniture up to the ceiling adds storage without using more floor. The furniture is built in sections that fit the route into the flat, and assembled once it is inside.

The quote comes in writing, so there is time to read it properly and share it with anyone else involved. It records the design, the materials and the finish we discussed.

Honest limits

Some parts of a job need another trade, such as an electrician, a plumber or a Gas Safe registered engineer. Here’s what to know:

  • Painting the walls of the room
  • Fixing the cause of damp
  • Building a new partition wall

If you’re not sure what’s possible in your room, you can fill in our short enquiry form and we’ll give you a straight answer. How it works.

Boards, parts and finishes

  • Shoe storage
  • Moisture-resistant MDF
  • Dressing table
  • Hand-painted finish
  • Hanging, shelves and drawers
  • Spray-painted finish
  • Birch plywood

Looking after your furniture

The finish lasts best with a little care. Here are our suggestions:

  • Talk to your electrician early about lighting
  • Measure how much long hanging you need
  • Have damp sorted before fitting
  • Leave room for air behind hanging clothes

If a hand-painted door gets a knock, it can be touched in. A spray finish gives a smooth surface that wipes clean.

Before the design visit, sort through your clothes. The amount of long hanging, double hanging, shelving and shoe storage depends on what you own, so a clear-out first gives a better design.

How it’s made

Birch plywood

We use birch plywood where strength matters, which suits drawer boxes and shelves. The edge can be left on show or painted.

Hand-painted finish

Hand painting in the room lets the units match the doors and skirting.

How fitting day works

Fitting day follows a set order: floors are protected, the sections come in, everything is levelled, scribed to the walls, fixed and finished. At the end, we tidy up and go over the work with you. How long the fitting takes depends on how much hanging, shelving and drawer space goes in, and the fitting days are agreed in your quote. Parking near blocks of flats can be limited, and loading may need planning, so let us know about bays, permits or any loading area at the design visit. Once inside, the sections are joined and fixed with fixings that suit the wall. Saturdays can be arranged.

  1. You get in touch and describe the room.
  2. At the design visit we agree the layout and check how the units will reach the room. It helps to mention parking then, as much of London has controlled parking zones.
  3. We send a quote in writing.
  4. In our workshop we build the units in sections from moisture-resistant MDF and birch plywood.
  5. The units are brought in, assembled and set level. The finish is sprayed beforehand or painted by hand on site.

Getting ready for fitting day

  • Clear the hallway and stairs so the sections can come through
  • Book any lift and let the concierge or building manager know
  • Keep pets out of the room and the hallway

Getting a quote

Rough measurements are fine at the start. We measure everything properly at the design visit, along with the walls, floor and ceiling. To get started, tell us about the room on our contact form with some details about the room. The written quote follows the visit.

Your questions about walk-in wardrobes in Kennington

Do you cover homes near Vauxhall station?

Yes. We cover all of Lambeth and the rest of London. You can message us from the contact page to arrange a design visit.

How do you fit walk-in wardrobes in a flat in Kennington?

We measure the route in not just the room: the stairs, landings, lift and doors. The furniture is made in sections that fit the stairs and lift, and put together in the room. If your building has rules on lift booking or working hours, or your lease needs consent for alterations, it’s worth checking those early.

Can I send photos before the visit?

Yes, they help. A few pictures of the room, from floor to ceiling, tell us a lot. To send them, tell us about the room on our contact form.

What happens at the design visit?

We measure the room, check how level the walls and floors are and discuss the design with you. Access and parking are worth talking about too, and afterwards we send a written quote.

Can a box room become a walk-in wardrobe?

In many cases, yes. It depends on the room’s shape and where the door and window sit, so we work it out when we measure.

Does fitted furniture need planning permission?

Not normally. Conservation area controls are mostly concerned with the outside of buildings, and furniture inside a house does not normally need it. In a listed building, check with the council’s conservation officer before any work.

Flats, conversions and lettings

Many London terraces have been converted into flats, which often brings a shared hall and tight turns on the stairs. Each section is sized with that in mind, after measuring the route during the design visit.

Landlords furnishing a let use fitted furniture too, as it makes good use of an awkward room. The materials are the same as for any home: moisture-resistant MDF and birch plywood.
