Is it time for walk-in wardrobes?
Some homes have a small room that never quite earns its keep. Fitted out as a walk-in wardrobe, it becomes part of everyday life than keeping a bed in it.
Walk-in wardrobes can help with:
- A dressing table with drawers and a mirror
- A dressing area in part of a bedroom
- A use for a small spare room
- A calmer, clearer bedroom
For an older house near Church of St John the Evangelist, a bedroom chimney breast and its alcoves often shape where walk-in wardrobes go.
Questions to ask before you hire anyone

- How the furniture will be finished, and where
- How they deal with uneven walls and floors
- Will other trades be needed, and who arranges them?
How we make walk-in wardrobes for Maryland
Some people want doors on everything; others like open shelves and rails. Doors give a tidy, finished look and help keep dust away, while open storage lets you see everything at once. The choice is yours, and we’ll go through it when we measure. We make walk-in wardrobes from moisture-resistant MDF and strong birch plywood, with a painted finish, and the things people most often want solved are a calmer, clearer bedroom and a dressing table with drawers and a mirror.
Many newer homes have tall windows or full-height glazing in the bedroom, so the remaining walls have to work harder. Many homes around Maryland were built since 2000, so we make the most of the walls you have. Corner sections are planned so nothing is wasted.
Our quotes are written in plain words. They say what will be made, what it’s made from and how it will be finished, all taken from the design visit.

Bedrooms in Maryland: local notes
The biggest shares of homes in the neighbourhood around Maryland were built since 2000 (about 55%) and before 1919 (about 19%), according to Valuation Office Agency council tax figures (2025). It is a good starting point, though every room is still measured, as two homes of the same age rarely match. The centre of Maryland is within about a quarter of a mile of the Stratford, St John's Conservation Area. Planning controls in conservation areas are mainly concerned with the outside of buildings, so fitting furniture inside a house doesn’t normally need permission. If in doubt, the council’s planning team can confirm. About 67% of households around Maryland live in purpose-built flats, well above the figure for Newham as a whole, about 44%, going by Census 2021 figures from the ONS. So the route in, from stairs to lifts, is part of the design.
The wider area includes historic houses such as Sutton House, about 2.1 miles west. If your own home is a period one, a bedroom chimney breast and its alcoves often shape where walk-in wardrobes go. Near listed buildings like The Theatre Royal, under half a mile east of the centre of Maryland, older homes may keep original joinery that walk-in wardrobes can be designed around. For a listed home, fixing into original features may need listed building consent.
Maryland is in the London Borough of Newham, about 2 miles south-east of Plaistow. We can visit homes in Maryland on weekdays, or on a Saturday by prior arrangement. Our work takes in places right across Newham, large and small.
We cover every part of the E15, E20 and E7 postcode area. We cover homes on streets such as Cam Road, Ward Road and Wise Road, for walk-in wardrobes and any of our other fitted furniture. Questions from Maryland
Will parking be an issue for fitting furniture in Maryland?
It depends on the street, as many London boroughs run controlled parking zones. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. It helps to let us know about parking at the design visit.
My home in Maryland is a flat. How do you get the furniture in?
We measure the route in not just the room: the stairs, landings, lift and doors. The furniture is made in sections that fit the stairs and lift, and put together in the room. It is useful to check any building rules and your lease before fitting day.
Should a walk-in wardrobe have doors?
It’s your choice. Doors give a tidy look and help keep dust away, while open rails and shelves let you see everything. A mix of the two is common.
What do you do at the measuring visit?
We take full measurements, look at the walls and floors and work through the design together. We will also ask about access and parking.
How much does a walk-in wardrobe cost?
The price comes in a written quote, worked out from the measurements and the design you choose. Each walk-in wardrobe is different, so we quote once we have measured. To get started, send us a few details through our contact form.
Can you fit furniture to uneven walls?
Walls and floors that aren’t true are part of the job in older homes. The furniture is scribed to follow the walls and levelled on feet or a plinth, so it sits tight to the room.
Looking after your furniture
A little care keeps the finish looking good. These practical tips help:
- Have damp sorted before fitting
- Leave room for air behind hanging clothes
- Think about whether you want doors
- Line up your electrician for any new lights
Where we have fitted adjustable shelves, you can move them to suit what you store. It is worth a rethink each season.
Plan any lighting with your electrician in good time. New lights and wiring are for them, and the units can be designed around the lighting.
Flats, conversions and lettings
Blocks of flats often have their own rules on lift bookings, entry systems and times for trades. Tell us about them during the design visit, and we’ll plan the fitting around them.
In a managed block, the building manager or concierge may need notice before we arrive. If there’s a lift, it may need booking, and its size matters when we plan the sections. Let us know about it when you get in touch.

How fitting works for walk-in wardrobes
Once the main sections are fixed in place, any doors go on and any drawers or lids are fitted. Each one is adjusted until the gaps are even and it closes cleanly, then checked again. The time the fitting takes depends on how much hanging, shelving and drawer space goes in, and we confirm the fitting days in your quote. Parking at newer developments can be restricted, with private bays or loading areas, so it’s useful to let us know at the design visit. The furniture comes in sections and is fixed in place. Saturdays can be arranged.

- You receive a written quote covering the design, materials and finish.
- We make the walk-in wardrobe in our workshop from moisture-resistant MDF and birch plywood.

Bespoke or off-the-shelf?
Shop-bought shelves can sag over a long span. Span, depth and the weight on it decide whether a shelf sags, so a long run needs a thicker shelf, a stiffening lip or a support. We design shelves with that in mind.
It’s worth being honest about cost: flat-pack is normally cheaper to buy. Bespoke earns its place where the room is awkward, space is tight or you want the furniture to look part of the house.
