Wall beds for homes in Hyde farm estate
The bed mechanism must be fixed securely, exactly as its maker specifies, to a wall and floor that can take the load. At the design visit we look at the wall it will go on, because the fixing has to suit what the wall is made of. People usually come to us about shelves or a desk around the bed and a playroom that can sleep visitors; the furniture is made from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted.
In houses built before 1919, a floor can drop noticeably from one side of a room to the other, which matters around Hyde farm estate, as a large share of homes there date from before 1919. Pieces stand on a levelled plinth or adjustable feet, so doors close square and the gaps stay even. Where the wall bows, the edge is scribed to follow it.
The written quote is your record of the job. It sets out the wall bed designed for your room, its materials and its finish, and it is what the workshop builds to.

Looking after your furniture
Getting the most from wall beds starts with the planning and carries on after fitting day. Here are some things worth bearing in mind:
- Mention if the wall is a stud wall
- Keep the floor in front clear before lowering the bed
- Choose a mattress that suits the mechanism
- Allow space for pillows and duvets
Hand-painted finishes are easy to touch in if the cabinet gets a knock. A spray finish wipes clean and stays smooth and even.
Tell us what the wall is made of if you know. The fixing depends on the wall, and we look at it when we measure.

Bespoke wall beds or ready-made?
A normal bed has nothing to fix to the wall, which is a fair point in its favour. Where the room needs to be more than a bedroom, a wall bed earns its place day after day. Standard units assume square rooms, and period homes seldom have them, so you end up with gaps, wobbles and units that do not meet the skirting. Fitted furniture is scribed to the wall instead.
Rooms that are not square take more work: walls that lean, floors that slope and sloping ceilings all mean more scribing and cutting. The quote allows for it, written once we have measured up.

FAQs: wall beds in Hyde farm estate
I live near Balham station. Is that in your area?
Yes, homes across Lambeth and the rest of London are within the area we cover. You can message us from the contact page to arrange a design visit, and let us know about parking and access at the same time.
My home in Hyde farm estate is a flat. How do you get the furniture in?
At the design visit, we measure the way in along with the room itself. The furniture is made in sections that fit the stairs and lift, and put together in the room. It helps to check any building rules and your lease before fitting day.
Is the furniture spray painted or hand painted?
There are two options: spray painting, done in the workshop for a smooth, even finish, or hand painting, which can be done on site. Your quote sets out which you have chosen.
Do you do the electrics?
No. Electrical work is not something we do; it is a job for your electrician. We can plan cable routes into the design, and any new sockets are best done before fitting day.
Should I send pictures?
Yes, they help. Pictures of the whole wall or room, including the floor and ceiling, give us a good idea of the space, particularly with rough measurements. You can send them when you tell us about the room on our contact form.
Do I get to choose the colour?
You choose it, and it is agreed with you before painting. Whichever finish you pick, it is in the colour you have chosen.
Bedroom storage in Hyde farm estate
About 48% of the homes in the neighbourhood around Hyde farm estate went up before 1919, and about 18% between 1945 and 1972, based on the Valuation Office Agency’s 2025 council tax data. We take that into account at the measuring visit, since older and newer walls take different fixings. The Hyde Farm Conservation Area is close by, within about a quarter of a mile of the centre of Hyde farm estate. Planning controls in conservation areas are mainly concerned with the outside of buildings, so fitting furniture inside a house doesn’t normally need permission. If you want to be certain, ask the council’s planning team. Since the zone was extended to the outer boroughs in August 2023, the whole of London has been inside the ULEZ. That includes the vans that bring and fit furniture in Hyde farm estate. We plan parking and access with you at the design visit.
For families living near Telferscot Primary School, hanging rails set low at first can be raised later, as children get taller. If you live in a period home close to St. Stephen's Church, a bedroom chimney breast and its alcoves often shape where wall beds go. The wider area includes historic houses like Kingswood House, about 2.6 miles east. If your own home is a period one, tall ceilings give wall beds room to reach the cornice.

Flats, blocks and rented homes
For flats on red routes or busy main roads, unloading takes some planning. Red routes are run by TfL and have strict stopping rules, so tell us about it during the design visit.
In a managed block, the building manager or concierge may need notice before we arrive. Lifts sometimes need to be booked, and the lift size helps decide how big each section can be. Tell us about it when you contact us.
How fitting day works
Fitting day follows a set order: floors are protected, the sections come in, everything is levelled, scribed to the walls, fixed and finished. At the end, we tidy up and go over the work with you. How long fitting takes depends on the size of the bed and the cabinets around it, and your quote sets out the fitting days. In a period home, the furniture is fitted to walls that aren’t straight, so there’s some trimming and adjusting on site. We protect the floors and keep dust to a minimum. It’s useful to let us know about parking during the design visit, as terraced streets are often busy.
- First, you let us know about the room and how you’d like it to work.
- At the design visit we measure the room, look at the wall and go through the design.
- You get a quote in writing for the bed cabinet and any storage around it.
- The cabinets are made in our workshop.
- The bed and cabinets are fitted in your home and the mechanism fixed securely. The finish is sprayed in our workshop or painted by hand on site.
Before fitting day
- Let us know about any meters, fuse boards or boilers in the area
- Clear the walls of pictures and shelves
- Let us know if your street is in a controlled parking zone
