North End homes and fitted home offices

Homes built before 1919 make up about 52% of the housing in the streets around North End, with about 17% built between 1919 and 1939, on the Valuation Office Agency’s council tax figures for 2025. Knowing roughly when a home was built helps, because walls and fixings change from one era to the next. Part of North End is in the Hampstead Conservation Area, one of the conservation areas recorded by Historic England. Fitted furniture inside a house does not normally need planning permission in a conservation area, as the controls are mainly about the outside of buildings. The council can confirm if you’re not sure. More than half of the homes in the area around North End (about 52%) were built before 1919, on the Valuation Office Agency’s council tax figures for 2025. In older houses, an alcove or a small back bedroom often makes a good place for a built-in desk.

Heath House, about 0.3 miles south, is one of the historic houses in the wider area. If your own home is a period one, a small back bedroom can become a home office with a desk under the window. If you live in a flat close to Hampstead Heath station, it helps to book the lift and tell the concierge before fitting day. If you live near Childs Hill Park, a desk placed to make the most of daylight makes a big difference to a working day.

North End is about 4 miles south-east of St Pancras, within the London Borough of Camden. Whether your home in North End is a terraced house, a flat or a newer build, the furniture is designed around the room as we find it. We cover places right across Camden, from the busiest high streets to quiet residential roads.

We work across the NW3, NW11 and N2 postcode area. You’ll find streets here like Sandy Road, Park Avenue and Platt's Lane, and homes on each of them are within our area for fitted home offices. North End sits close to the A502. If your home is on one of them, tell us during the design visit, as some main roads have strict stopping rules. We also cover the places around North End: Vale of Health (1 mile south-east), Childs Hill (1 mile south-west), Golders Green (1 mile north-west), Greenhill (1 mile south) and West Hampstead (1 mile south). Elsewhere in Camden, we also cover St Pancras (4 miles south-east), West End (4 miles south-east), St Giles (4 miles south-east), Seven Dials (4 miles south-east), Holborn (4 miles south-east) and Bloomsbury (4 miles south-east).

Fitted home offices in North End: what you get

We make each home office in our workshop from moisture-resistant MDF and birch plywood. Birch plywood gives the desk and shelving their strength, and MDF gives the doors and panels a smooth surface for paint. Once painted, by spray or by hand, it’s brought to your home in North End and fitted. We make home offices from birch ply and moisture-resistant MDF, painted by hand or sprayed, and people most often get in touch about no proper place to work from home and glare from a window on the screen.

Many Victorian and Edwardian houses have a bay window in the front room, while the recesses beside the chimney breast take shelving. Around North End, where a large share of homes date from before 1919, a front room like that can become a study without losing its character. Everything is scribed to the room’s own walls.

Materials are named in the quote: moisture-resistant MDF, birch plywood or both, depending on the design. It also says how the furniture will be finished: spray painted or hand painted.

Flats, conversions and lettings

If you live in a flat, getting the furniture in is planned from the start. At the design visit, we measure the stairs, the landings, any lift and the doors, so the furniture can be made in sections that fit through.

Leaseholders should check the lease before anything is fixed to the walls. Some leases need the building owner’s consent for alterations, which is worth sorting early. We can’t advise on your lease.

Honest limits

We design, make and fit the furniture. In practice, that means:

  • Knocking through or opening up rooms
  • Turning an unconverted loft into a room
  • Any wiring or new lights, which need an electrician

If you’re not sure what’s possible in your room, you can fill in our short enquiry form and we’ll give you a straight answer before you arrange a visit. Our process from visit to fitting.

Bespoke or off-the-shelf?

Flat-pack and off-the-shelf furniture has its place. If the walls are straight and the space suits standard sizes, it often does the job.

Standard units come in set widths and heights, so there is often a strip of wasted space at the side or above. Fitted furniture is made to the room’s measurements, so it can run to the ceiling and fill the width.

Fitting day, step by step

However carefully a piece is made in the workshop, it still has to meet the room, and that happens on fitting day. Walls in older homes are rarely flat or square, so we scribe the edges by hand to follow the wall, until the line is tight. How long the fitting itself takes depends on the layout and how many pieces make up the office, and the fitting days are agreed in your quote. On fitting day, edges are trimmed on site to follow the walls, so we ask for a clear space to work near the room. Dust is kept down and cleared up as we go. Hand painting, if that’s your finish, can follow the fitting.

  1. You let us know how you work and where you’d like the office, whether that is a spare room, an alcove or a landing.
  2. At the design visit, the room is measured and the layout planned.
  3. The design is agreed and a written quote follows.
  4. Every part is built in our workshop, ready for a spray-painted or hand-painted finish. The materials are moisture-resistant MDF and birch plywood.
  5. We fit it in your home and check every drawer and door with you. The cable routes are left ready to use.

How to prepare

  • Let us know if your street is in a controlled parking zone
  • Leave a clear route from the front door to the room
  • Move furniture and belongings away from the wall

Ask for a quote

If you already have something in mind, tell us; if you do not, that is fine, and we can work it out together. The design is talked through at the visit, once we’ve measured, and the written quote then sets it out. To start, get in touch through our contact form.

What it’s made from

Moisture-resistant MDF

For the painted parts of a home office, moisture-resistant MDF is a sound choice. It stays stable and gives a smooth base for paint. Either finish suits it.

Birch plywood

Shelves full of books and files carry real weight. We use birch plywood for shelves that carry a load. Long spans need a thicker shelf, a lip or a support.

Your questions about fitted home offices in North End

Will a conservation area stop me having fitted home offices fitted in North End?

Normally not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. If your home is listed, changes inside that alter its character can require listed building consent, so check with the council first. The council’s planning or conservation team can tell you if in doubt.

Is North End in the area you cover for fitted home offices?

Yes, North End is within the area we cover, which takes in all of Camden and the rest of London. The first step is a design visit, where we measure and discuss the design, followed by a quote.

My walls are not straight. Is that a problem?

Uneven walls are normal in older London homes, and the furniture is made to deal with them. We scribe the edges to follow the wall and set the furniture level on adjustable feet or a plinth.

What finishes do you offer?

There are two options: spray painting, done in the workshop for a smooth, even finish, or hand painting, which can be done on site. Your quote sets out which you’ve chosen.

Do I get to choose the colour?

You choose it. The paint colour is agreed with you before anything is painted.

Can a home office go in a loft room?

Yes, in a loft that’s already converted. We place the desk so you can sit and stand without hitting the slope, with storage built into the lower parts of the slope. The conversion itself is not our work.
