Wall beds for homes in Sudbury Hill

Many people now work from home in a room that also has to sleep guests. We can design a wall with a fold-down bed and a desk or shelving around it, so the bed doesn’t dominate the working day. Cable routes for the desk can be planned in, though any new sockets are for your electrician. If your home has a spare room that’s rarely slept in and shelves or a desk around the bed, that’s what wall beds are for, made from moisture-resistant MDF and birch plywood, finished by spray or by hand.

In an area where interwar homes or semis make up much of the housing, as around Sudbury Hill, bedrooms are often simple shapes, sometimes with a chimney breast or a bay. That makes a full wall of fitted furniture simple to plan, laid out around what you store. Where a loft conversion has been added, the sloping ceiling can take storage too.

The quote comes in writing, so you can read it at your own pace and talk it over at home. It covers the design, materials and finish agreed at the visit.

How we price wall beds

When we put a quote together, we consider:

  • Doors and drawers, and how many
  • Spray painting or hand painting
  • Parking near your home
  • The internal fittings

There is no price list, because each job is designed for a single room. Instead, we measure, talk through the design and then quote in writing, with the materials and finish set out. To arrange a design visit, drop us a line using the contact form.

What to send when you get in touch

You do not need exact measurements or a plan. Just send what you can:

  • Photos of the whole wall or room, including the floor and ceiling
  • What you’d like to store or use the space for
  • Radiators, sockets, pipes or meters on or near the wall
  • The postcode, so we can plan the visit

Photos help us understand the room before we visit. A few pictures showing the walls, the corners and where the ceiling meets them give us a good feel for the space. To send them over, send us a few details through our contact form, and we will arrange a design visit.

Fitted bedroom furniture in Sudbury Hill

In the streets around Sudbury Hill, the largest groups of homes date from between 1919 and 1939 (about 53%) and between 1973 and 1999 (about 12%), based on the Valuation Office Agency’s 2025 council tax data. It is a good starting point, though every room is still measured, as two homes of the same age rarely match. Entries on the National Heritage List near the centre of Sudbury Hill include Sudbury Town Underground Station (Grade II*), less than half a mile south-east, and Church of St Andrew (Grade II), less than half a mile north-west. Listing covers the inside of a building as well as the outside, so works that affect a listed home’s character, like removing original joinery, may need listed building consent. An early word with the council’s conservation officer is the best first step. Red routes are run by TfL, with tight limits on where and when vehicles can stop. If your home in Sudbury Hill is on or near a main road, tell us at the design visit. We can then plan where the van will stop.

If you live near Preston Park, wall beds are normally planned on the walls away from the window, so the light and the view stay. Northolt Manor, about 2.2 miles west, is one of the historic houses in the wider area. For a period home anywhere nearby, a bedroom chimney breast and its alcoves often shape where wall beds go. Living in a block of flats near Sudbury & Harrow Road station? Then it helps to book the lift and tell the concierge before fitting day.

FAQs: wall beds in Sudbury Hill

Do you make wall beds for homes in Sudbury Hill?

Yes, we work across Brent, Sudbury Hill included, and across the rest of London. To get started, you can drop us a line using the contact form with a few details.

Will a conservation area stop me having wall beds fitted in Sudbury Hill?

Typically not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house does not normally need planning permission. If your home is listed, changes inside that alter its character may need listed building consent, so check with the council first. If you are unsure, the council can confirm.

Are fold-down beds safe to use?

Wall beds are made for regular use when fixed and used as its maker specifies. The mechanism is fixed securely to a wall or floor that can take the load, and you should follow the maker’s guidance on lowering and lifting it.

Do I need to be in when you fit?

Someone needs to let us in at the start of the day. It is good to have someone there at the end to look over the work with us.

How do you get the furniture up the stairs?

Getting it in is planned at the measuring visit. We measure the stairs, landings, lift and doors, and each section is made to a size that will get through.

How much time does fitting need?

How long the fitting takes depends on the bed, the cabinets and the wall it fixes to, and the fitting days are agreed in your quote.

Why bespoke in Sudbury Hill?

A wall bed is fixed to the house, so it stays when you move. How long you will be in the home is worth weighing up before choosing built-in. Standard widths rarely add up to the length of a real wall, which fitted furniture avoids. It can also go up to the ceiling rather than stopping short.

Every room is priced on its own, because size, layout and finish change from job to job. Spray painting and hand painting are different processes, which affects the cost. You’ll see the figure in your written quote, after the design visit.

How fitting works for wall beds

Furniture made in a workshop still has to meet the room it’s going into, and that happens on fitting day. Few walls in older London homes are truly flat or square, so each edge that meets a wall is scribed to follow it, until the line is tight. How long the fitting itself takes depends on the design and how much storage goes around the bed, and the fitting days are agreed in your quote. Some interwar and suburban streets have driveways, which can make unloading easier, so let us know during the design visit. Otherwise, details of permits or nearby bays help. Doorways, stairs and floors are covered on the way in.

  1. You get in touch with some details about the room. Mention who the bed is for.
  2. We visit, measure and go through the bed, shelves and desk. What the wall is made of matters, as the bed has to be fixed securely.
  3. You receive a written quote.
  4. The cabinets are made at our workshop from moisture-resistant MDF and birch plywood.
  5. The wall bed is fitted in your home, with the mechanism fixed as its maker specifies.

How to prepare

  • Clear the walls of pictures and shelves
  • Get any new sockets or wiring done by your electrician before fitting day
  • Make sure pets are kept safely away
