The biggest shares of homes in the area around Ladywell were built before 1919 (about 58%) and since 2000 (about 17%), going by the Valuation Office Agency’s 2025 council tax figures. The age of a home tells us a lot about its walls, floors and ceilings, and so about how kitchens are fixed and fitted. Within a mile of the centre of Ladywell, 7 conservation areas are recorded by Historic England. England has around 10,000 in all, and their controls are mostly concerned with the outside of buildings. More than half of the homes in the streets around Ladywell (about 58%) were built before 1919, in the VOA’s 2025 council tax stock figures. Older houses often have narrow kitchens at the back, with floors that slope, so cabinets are scribed and levelled on site.

Close to Ladywell Fields? A tall cupboard for outdoor things can be part of the kitchen design. The wider area includes historic houses such as Queen's House, about 2 miles north. If your own home is a period one, cabinets will be scribed to walls and floors that are rarely true. If your home is one of the older houses near Church of St Mary the Virgin, cabinets will be scribed to walls and floors that are rarely true.

Bespoke kitchens for homes in Ladywell

A larder cupboard can hold more than a run of wall units. A larder can have shelves, deep drawers and racks, sized to what you keep in them. In an alcove or at the end of a run, it can use space that would otherwise be wasted. People normally come to us about open shelves with cupboards below and a kitchen for a room that isn’t square, and the answer is made at our workshop from moisture-resistant MDF and strong birch plywood, with a painted finish.

Around Ladywell, a large share of homes date from before 1919, and in a Victorian or Edwardian terrace, the kitchen is often in the narrow rear part of the house. Cabinets are scribed to walls that wander and levelled on floors that slope. You choose the worktop, sink and appliances, and the cabinets are made around them.

We write quotes in plain English. They say what will be made, what it’s made from and how it will be finished.

Flats, blocks and rented homes

Blocks of flats often have their own rules on lift bookings, entry systems and times for trades. Let us know about them at the design visit, and we will plan the fitting around them.

For a rented home, access for the design visit and fitting day has to be agreed with the tenants. A letting agent can arrange this on a landlord’s behalf.

Is bespoke worth it?

Larders, dressers and tall cupboards are hard to find in standard sizes that suit an older room. We can build them to fit, with the same finish as the cabinets. Recesses in older houses come in every size except the standard ones, so off-the-shelf pieces either do not fit or leave a gap either side. Furniture made for the space fills it.

Awkward rooms take more time: walls that lean, floors that slope and sloping ceilings all mean more scribing and cutting. That is reflected in the quote.

How fitting works for bespoke kitchens

Furniture made in a workshop still has to meet the room it’s going into, and that happens on fitting day. Few walls in older London homes are truly flat or square, so we scribe the edges by hand to follow the wall, closing the gaps a standard unit would leave. How long the fitting itself takes depends on the size of the kitchen and the design, and we confirm the fitting days in your quote. Hallways in period houses are often narrow, and the stairs turn sharply, so kitchens are made in sections sized to get through. Floors and stair carpets are protected on the way in and out, and the sections are joined and scribed in the room.

  1. You tell us about the room and how you use it.
  2. At the design visit we measure the walls, floor and ceiling and plan the layout.
  3. We send a written quote setting out the cabinets, materials and finish, ready for you to check.
  4. The cabinets, doors and drawer fronts are built in our workshop.
  5. Fitting day: we fit the cabinets, and your plumber, electrician and an engineer on the Gas Safe Register handle the services. We don’t arrange these trades ourselves.

Before we arrive

  • Get any new sockets or wiring done by your electrician before fitting day
  • Point out meters, boilers and fuse boards near the furniture
  • Clear the walls of pictures and shelves

FAQs: bespoke kitchens in Ladywell

My home in Ladywell is a flat. How do you get the furniture in?

We measure the route in along with the room itself: the stairs, landings, lift and doors. Kitchens are built in our workshop in sections sized to fit that route, then assembled in your flat. It helps to check any building rules and your lease before fitting day.

My home in Ladywell is a period house with walls that are not straight. Is that a problem?

Yes. Walls in older houses are rarely flat or square, and floors are often out of level, so each piece is scribed to follow the wall and set level on a plinth or adjustable feet. We also work around skirting boards, picture rails and cornices. Older walls can be solid brick or lath and plaster, and the fixings are chosen to suit.

What materials do you use for kitchens?

MDF for smooth painted parts and birch plywood for drawer boxes and shelves. We spray paint in the workshop or hand paint, in colours agreed with you.

Do I get to choose the colour?

You choose it. We agree the colour with you before anything is painted.

Can I have a kitchen island?

Where space allows, yes. There has to be comfortable space on every side, and we check this during the design visit. In a narrow kitchen, a longer run or a peninsula may suit better.

How much does a bespoke kitchen cost?

Your quote is written for your room once we’ve visited and measured. Size, layout and finish all affect the price. For a design visit, message us from the contact page.

What affects the cost of bespoke kitchens

Not every room costs the same, for these reasons:

  • Spray painting or hand painting
  • The number of doors and drawers
  • Stairs, lifts and the route to the room
  • Parking near your home

Parking is part of the price picture in London. The boroughs run controlled parking zones across much of the city, so we may need a visitor permit, a paid bay or a suspended bay. Let us know about parking at the measuring visit, so we can plan for it.

Getting in touch

Before the design visit, it helps us to know about:

  • Approximate measurements of the space
  • Whether it is a house or a flat, and if there are stairs or a lift
  • How you want to use the space
  • A few pictures of the space, taken from the doorway and from each corner

The price comes in a written quote, worked out from the measurements and the design you choose. Each room is different, so we quote after seeing it, once the room is measured and the design talked through. For a quote, send us a few details through our contact form.

Tips worth knowing

Most of what helps is simple. Here’s what we suggest:

  • Line up your plumber, electrician and Gas Safe registered engineer early
  • Make sure an island won’t crowd the room
  • Treat new paintwork gently at first
  • Make sure walls are dry before cabinets go in

Don’t leave water sitting on painted cabinets, particularly around the sink and dishwasher. Even moisture-resistant materials last better when kept dry.

Damp walls should be dealt with before cabinets are fitted. Damp behind units can lead to mould, particularly on external walls.
