Loft storage for your home in Mill Meads

Loft storage for homes in Mill Meads

The space behind the knee wall normally has insulation and ventilation to think about. Storage shouldn’t block the ventilation or squash the insulation. If you have concerns about what’s behind the eaves, ask the people who did the conversion. When we visit in Mill Meads, we’ll see what’s there. We make eaves cupboards from birch ply and moisture-resistant MDF, painted by hand or sprayed, and the things people most often want solved are an empty dormer that could hold shelves and needing storage in a loft office.

A large number of homes around Mill Meads date from 2000 onwards, and newer homes often have little built-in storage. Halls, landings and the space beneath the stairs are where fitted storage can help. Walls in newer homes are often plasterboard on timber or metal studs, so the fixings are chosen for that.

Everything we agree during the design visit goes into the written quote: the layout, what goes inside, the materials used and the finish. If you’d like to change anything, it is easier before the furniture is made.

Do you need loft storage in Mill Meads?

A dormer can feel like wasted space. Shelves, a desk or a seat in the dormer make it useful. It adds storage without crowding the room.

Requests we hear often include:

  • A sloping ceiling with no room for a wardrobe
  • Boxes and suitcases with no home
  • A converted loft with no fitted furniture
  • Needing storage in a loft office

Sutton House, about 2.4 miles north-west, is one of the historic houses in the wider area. If your own home is a period one, a dormer in a converted loft can hold shelves or a small desk.

Loft storage in Mill Meads: local notes

The biggest shares of homes in the neighbourhood around Mill Meads were built since 2000 (about 56%) and between 1945 and 1972 (about 17%), on the Valuation Office Agency’s council tax figures for 2025. The age of a home tells us a lot about its walls, floors and ceilings, and so about how eaves cupboards are fixed and fitted. 10 conservation areas have at least part of their area within a mile of central Mill Meads. Historic England says England has around 10,000, and the controls mainly cover the outside of buildings. The Ultra Low Emission Zone has covered all of London since it reached the outer boroughs on 29 August 2023. Vans bringing furniture to Mill Meads fall under it, just as they do across the rest of London. We plan parking and access with you at the measuring visit.

Near listed buildings like Tide Mill (known As the House Mill), under half a mile north-west of the centre of Mill Meads, older homes may keep original joinery that eaves cupboards can be designed around. For a listed home, fixing into original features can require listed building consent. If your children go to East London Science School or a school nearby, eaves cupboards can be planned around what a family needs to keep, from coats and bags to sports kit.

How fitting day works

The last stage of the day is the finish. With a spray finish from the workshop, there’s normally only filling and touching up to do in the room; if you chose hand painting, that can be done in the room once the furniture is fitted. Either way, the finish is the one set out in your quote. Newer homes often have finished floors, painted walls and new doors that mark easily, so we protect the route before carrying anything in. Door frames and corners get covers too. Once inside, the pieces are joined in place.

  1. You get in touch and tell us about the loft and the stairs up to it.
  2. We visit to measure the loft and the way up, including the top flight and any tight turn.
  3. We send a quote in writing.
  4. We build the storage in our workshop from moisture-resistant MDF and birch plywood, sized to get up to the loft.
  5. The sections go up the stairs, are assembled under the eaves and set level.

Starting with a design visit

It is useful to see the room before we come. Pictures of the whole wall, the corners and the ceiling line give us a good feel for the space. To share them, message us from the contact page, and we will suggest a time for a design visit.

Looking after your furniture

People planning loft storage often ask about these. They’re worth knowing whatever the room:

  • Note any vents or insulation in the eaves
  • Check the route up to the loft
  • Plan where the tall end of a wardrobe can go
  • Make room so the whole loft can be measured

Do not pack things so tightly that air can’t move behind the knee wall. The storage is planned to keep airflow, so leave that space open. It helps keep the loft in good order.

Keep sharp or very heavy items away from the painted fronts. Store tools in a box, not loose against the doors. Minor chips can be touched up with the matching colour.

Common questions about loft storage

I live near West Ham station. Is that in your area?

Yes. We cover all of Newham and the rest of London. You can send us a few details through our contact form to arrange a design visit.

Will a conservation area stop me having loft storage fitted in Mill Meads?

Not normally. Conservation area controls are largely about how buildings look from outside, so fitted furniture inside a house doesn’t normally need planning permission. If your home is listed, internal works that affect its character may need listed building consent, so check with the council first. The council’s planning or conservation team can tell you if in doubt.

Do you move sockets or add lighting?

No. Any new wiring, sockets or lights need an electrician, and some electrical work in homes is covered by Part P of the Building Regulations. We plan the furniture around where they’ll go.

Does eaves storage affect the insulation?

Not if it is planned with care. We design eaves storage so it doesn’t block ventilation or squash insulation. If you have concerns about what’s already behind the eaves, it is worth asking whoever converted the loft.

How long does it take to fit loft storage?

The time the fitting takes depends on how much storage you want in the loft, and the fitting days are agreed in your quote. Because everything is made at our workshop, the work in your home is the fitting itself. We work tidily and keep the stairs and landing as clear as we can.

Which materials go into your loft storage?

We use moisture-resistant MDF and birch plywood. The carcasses and drawer boxes are birch plywood, which is strong and holds screws well, and MDF takes paint well for the doors and panels. Everything is finished by spray painting or hand painting.

When you need someone else

We’d rather be clear about where our work stops:

  • Anything that needs Building Regulations sign-off
  • Adding or replacing insulation
  • Loft conversions, which we do not carry out

Not sure whether your space suits loft storage? You can send us a few details through our contact form and we will tell you before you arrange a visit. How it works.

Boards, parts and finishes

  • Eaves doors and drawers
  • Hand-painted finish
  • Moisture-resistant MDF
  • Spray-painted finish
  • Birch plywood
  • Sloped wardrobe tops

What it costs

Prices vary from room to room, and it comes down to:

  • Parking and unloading on your street
  • Doors and drawers, and how many
  • Tricky walls, sloping ceilings and uneven floors
  • Access to the room, such as stairs, lifts and narrow halls

Every room is priced on its own, because size, layout and finish change from job to job. A spray finish and a hand-painted finish involve different work, and that shows in the price. The figure comes in your written quote after the design visit.

Before the design visit

Ahead of the design visit, we will usually ask about:

  • What kind of home it is, and which floor the room is on
  • Rough measurements: width, height and depth
  • Where you live, with the postcode
  • Examples of the look you’re after

The design visit is where every quote starts. We take full measurements, see how true the walls and floors are and work through the design together. Afterwards, we send a written quote for you to look over. To book one, fill in our short enquiry form.
