Loft storage in Adelphi: local notes
In the streets around Adelphi, the largest groups of homes date from before 1919 (about 41%) and the years since 2000 (about 26%), on the Valuation Office Agency’s council tax figures for 2025. We take that into account at the design visit, since older and newer walls take different fixings. Part of Adelphi is in the Adelphi Conservation Area, one of the conservation areas recorded by Historic England. Planning controls in conservation areas are mainly concerned with the outside of buildings, so fitting furniture inside a house does not normally need permission. If in doubt, the council’s planning team can confirm. Since the zone was extended to the outer boroughs in August 2023, the whole of London has been inside the ULEZ. It applies to every van that comes to fit furniture in Adelphi. We go through parking and access during the design visit.
Near listed buildings like Church of St Paul Covent Garden, less than half a mile north of the centre of Adelphi, older homes may keep original joinery that eaves cupboards can be designed around. For a listed home, fixing into original features can require listed building consent. Living in a block of flats near London Charing Cross station? Then eaves cupboards are made in sections sized for the stairs, landings and lift, so measuring the route matters as much as measuring the room.
Adelphi is in the City of Westminster, about 1 mile west of City of Westminster. We design and make loft storage for homes in Adelphi, as part of our work in every London borough. In Westminster, Adelphi is one of the places we cover, and the borough has 29 places on our list.
Postcode districts we cover here for loft storage: W1D, W1F and WC2H. Our area takes in homes on streets like York Road, Drury Lane and Maiden Lane, along with the roads around them, for loft storage and any of our other fitted furniture. The A301 and A400 run close to Adelphi, so if your home is on a main road, mention it when you contact us. If you are just outside Adelphi, we also cover Covent Garden (1 mile north), Charing Cross (1 mile south-west), Aldwych (1 mile north-east), Seven Dials (1 mile north-west) and West End (1 mile north-west). Elsewhere in Westminster, we also cover Paddington Green (2 miles west), Paddington (2 miles west), Connaught Village (2 miles west), Belgravia (2 miles south-west), Lisson Grove (2 miles north-west) and Westbourne (3 miles west).
Near you in Adelphi
Our area takes in the homes around The Theodore Bullfrog pub, St Andrew's and St John's Church of England Primary School and London Nautical School and the streets around them. There is a railway station in Adelphi itself: London Charing Cross station. Nearby you will also find Gabriel's Wharf (0.6 miles east) and London Museum and Institute of Natural History (close by, under half a mile north-east). Open spaces near Adelphi include Ludgate Hill and St. James's Park Lake.
About our loft storage in Adelphi
The space behind the knee wall usually has insulation and ventilation to think about. Storage shouldn’t block the ventilation or squash the insulation. If anything looks wrong behind the eaves, it is worth asking whoever converted the loft. We look at this during the design visit in Adelphi. Most enquiries start with space under the eaves going to waste and boxes piled on loft boards; the furniture is made from birch ply and moisture-resistant MDF, painted by hand or sprayed.
In a flat without a loft, storage has to be found in the hall, the recesses and the rooms themselves. With most households around Adelphi in purpose-built flats, that is often the starting point. Shallow cupboards and seats with storage add a lot without taking much floor.
The furniture is made in our workshop after you’ve had the quote and decided to go ahead. The quote sets out the agreed design, materials and finish, so every detail can be checked first.

Bespoke loft storage or ready-made?
A ready-made cupboard pushed into the eaves can block airflow. Bespoke storage is designed so it does not block ventilation or squash insulation. That is important for the health of the loft. Standard furniture sizes rarely suit the shape of a flat, so it can waste space or block a door or radiator. Built-in pieces are designed around them.
No two rooms cost the same to furnish, because the size, the layout and the finish all vary. A spray finish and a hand-painted finish involve different work, and that shows in the price. The figure comes in your written quote after the design visit.

Looking after your furniture
Fitted furniture is part of the room, so it is worth looking after. A few pointers help:
- Think about hanging space for a loft bedroom
- Think about matching the woodwork or the walls
- Find out what’s behind the eaves, from insulation to vents
- Think about what will go in each cupboard or drawer
When we have finished fitting, the cupboards and drawers are ready. New paintwork takes time to cure fully, so go easy on it to begin with. Keep tape and strong cleaners away from it while it settles.
Sharp edges and heavy boxes can chip a painted edge. Put tools in a case so they do not knock the paint. Minor chips can be touched up with the matching colour.
The problems loft storage solve
The most common reason is wasted space. The low spaces at the edge of a loft room are hard to use. Built-in storage makes that space useful.
Common reasons to get in touch include:
- Wasted space behind the knee walls
- Nowhere to store bags and boxes
- A converted loft with no fitted furniture
- A boarded loft that is hard to keep organised
Close to Victoria Embankment Gardens? Eaves cupboards can be designed to hold outdoor kit, from walking boots to picnic things.

Flats, conversions and leaseholders
Blocks of flats often have their own rules on lift bookings, entry systems and times for trades. Let us know about them at the design visit, and we will plan the fitting around them.
In a managed block, the building manager or concierge may need notice before we arrive. Lifts sometimes need to be booked, and the lift size helps decide how big each section can be. Tell us about it when you contact us.
How fitting day works
The last stage of the day is the finish. If the furniture was spray painted in the workshop, we fill the fixing holes and touch up on site; hand painting, if that is what you chose, can be done in place once everything is fitted. Either way, the finish is the one set out in your quote. Parking near blocks of flats can be limited, and loading may need planning, so let us know about bays, permits or any loading area at the design visit. Once inside, the sections are joined and fixed with fixings that suit the wall. Saturdays can be arranged.
- You contact us about storage in your converted loft.
- At the design visit we plan the storage and measure the stairs, landings and loft doorway. Tell us about parking too, as a van often needs a permit or a paid bay.
- We send a quote in writing.
- Everything is built in our workshop from moisture-resistant MDF and birch plywood, in sections small enough for the loft stairs.
- We carry the sections up, join them in the room and scribe them to fit.
Preparing the room
- Clear the walls of pictures and shelves
- Keep pets out of the room and the hallway
- Let us know about any meters, fuse boards or boilers in the area
Getting a quote
If you know what you want, say so; if not, we can work it out together at the visit. At the design visit, we measure up and talk the design through with you, and the written quote then sets it out. To start, fill in our short enquiry form.

Questions we are often asked
I live near London Charing Cross station. Is that in your area?
Yes. We cover all of Westminster and the rest of London. To get started, you can get in touch through our contact form with some details about the room.
Will a conservation area stop me having loft storage fitted in Adelphi?
Typically not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house does not normally need planning permission. Listed buildings are different, as works inside that affect their character can require listed building consent from the council. If you are unsure, the council can confirm.
How long does it take to fit loft storage?
How long the fitting takes depends on the shape of the room and the number of cupboards and drawers, and the fitting days are agreed in your quote. The storage is built in our workshop first, so the time in your home is spent fitting. We keep the route up to the loft as clear as possible.
What do you do at the measuring visit?
We measure the space and discuss the design, materials and finish. We look at the walls, floors and anything the furniture has to work around, and the written quote comes afterwards.
What if the wall is cold or damp?
An outside wall can be colder and damper than an inside one, so ventilation behind and inside the furniture helps to avoid condensation. If there is damp, it should be sorted before anything is fitted.
Does someone need to be home during the fitting?
Someone needs to be there to let us in. After that, you do not need to stay in the room.
