Window seats for your home in Brentford

About our window seats in Brentford

A window seat turns the light by a window into a place to sit. Our window seats are made for bays, sash windows and the recesses beside them, usually with storage below, under a lift-up lid or in drawers. In Brentford, as everywhere we work, it begins with a visit to measure and plan. We make window seats from moisture-resistant MDF and strong birch plywood, with a painted finish, and the usual reasons to get in touch are looking for a reading spot by the window and a child’s room that needs storage and seating.

A large share of the homes around Brentford date from 2000 onwards, and newer houses that have had the loft converted often have sloping ceilings and eaves to use. For lofts, the storage goes into spaces that are already converted or boarded. Elsewhere, fitted storage is fixed to plasterboard walls with fixings that suit it.

Once you have read the quote and decided to go ahead, the furniture is made in our workshop. The quote sets out the agreed design, materials and finish, so every detail can be checked first.

Some parts of a job need another trade, such as an electrician, a plumber or a Gas Safe engineer. Here is what to bear in mind:

  • Electrical work around the seat
  • Work on the window frame or glass
  • Painting the walls of the bay

Questions from Brentford

Do I need permission for fitted furniture in a conservation area?

Not normally. Conservation area controls are mainly about the outside of buildings, so fitted furniture inside a house does not normally need planning permission. Listed buildings are different, as works inside that affect their character can need listed building consent from the council. If you are unsure, the council can confirm.

Is parking a problem for fitting in Brentford?

It depends on the street, as many London boroughs run controlled parking zones. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. Let us know what parking is near you at the measuring visit, so the day can be planned around it.

Is the cushion included with the window seat?

We make and fit the seat, but cushions are not something we supply. We plan the seat’s height and depth with a cushion in mind. You’ll have the seat size to hand.

Do you do the electrics?

No. We are carpenters, so electrical work is for your electrician. We can plan cable routes into the design, and any new sockets are best done before fitting day.

What does a bespoke window seat cost?

Prices are quoted for your room, once we’ve measured and talked through the design. A bay with angled sides involves more work than a straight recess, and drawers more than a lid. Everything is set out in a quote in writing after the visit.

Can you build a seat beneath sash windows?

Yes. We set the seat below the cill, so the sash still works. If there are working shutters, we leave room for them to fold back. We check all of this at the design visit.

Fitted storage in Brentford

Homes built since 2000 make up about 38% of the housing in the area around Brentford, with about 23% built before 1919, going by the Valuation Office Agency’s 2025 council tax figures. That matters for window seats, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. Within a mile of the centre of Brentford, 8 conservation areas are recorded by Historic England. Historic England says England has around 10,000, and the controls mainly cover the outside of buildings. London’s red routes are run by TfL, and stopping on them is tightly controlled. Where a home in Brentford is on or beside a main road, it is useful to mention that during the design visit. We can then plan where the van will stop.

For families living near St Paul's CofE Primary School, window seats can give school bags, shoes and sports kit a proper home. For an older house near Congregational Church, a seat under a sash window can keep shutters and cills clear. For a flat near Brentford station, check any building rules on lifts and working hours early, and the sections will be sized for the way in.

Could you do it yourself?

Where bespoke earns its keep is in rooms that aren’t square. Older London rooms tend to have leaning walls, sloping floors and alcoves of different widths, which leaves standard units with gaps at the sides and top.

Off-the-shelf furniture can be a sensible choice. If the walls are straight and the space suits standard sizes, it often does the job, and it’s easy to buy.

Flats, conversions and lettings

Some blocks ask for notice before trades arrive, often through a building manager or concierge. If there is a lift, it may need booking, and its size matters when we plan the sections. Let us know about it when you get in touch.

Conversions and newer flats often have stud walls rather than solid brick. We choose fixings to suit the wall, which we check during the design visit.

How fitting works for window seats

On the morning of the fitting, the first job is covering the floors and protecting the way in from the front door. The sections made at our workshop come in next, a piece at a time. How long fitting takes depends on whether the seat has drawers, a lift-up lid or a radiator grille, and the fitting days are agreed in your quote. On the day, floors are covered first and the sections brought in. Each piece is levelled and fixed to suit plasterboard or block. Any hand painting can be finished on site.

  1. You get in touch about a window seat.
  2. At the design visit we agree the seat and talk about colour, with a choice of spray painting or hand painting.
  3. You receive a quote in writing for the design, materials and finish.
  4. The seat is made at our workshop from moisture-resistant MDF and birch plywood; a spray-painted finish is done there for a smooth, even surface.
  5. The seat is fitted and scribed, and any hand painting is done on site.
  6. Fresh paint takes a while to cure, so go gently with the seat and lids at first.

Before fitting day

  • Keep pets in another room while we work
  • Mention any parking restrictions on your street
  • If you live in a block, book the lift and tell the building manager

Getting a quote

If you already have something in mind, tell us; if you do not, that is fine, and we can work it out together. The design is talked through at the visit, once we’ve measured, and the written quote that follows sets it out. To start, get in touch through our contact form.

How it’s made

Hand-painted finish

Hand painting gives a slightly softer look than spraying. It can be applied on site, in a colour agreed with you. It can match the woodwork around the window.

Pull-out drawers

A seat can have drawers along its whole length, or drawers with a lid section. Where there’s a radiator, the drawers are planned around it. The design visit settles the mix.
